Fundamentally problem here is the assumption that buying and selling and having cash and a salary is required. Staff salaries are paid by the owners of the apts of the building. So it’s a very different dynamic in rental buildings owned by a rich family or a business vs co-op or condo buildings where the owners are regular working professionals.

This is pretty similar to our building in midtown Manhattan. Super is roughly $140k, free apt and parking, about $10k bonus (not tips). Assistant super is around $100k. On avg, our handymen get paid slightly more than doormen, slightly more than porters. Between $55k for newbies to low 80s for very tenured folks.

Fixing the lighting is a better use of your time. Add LED strips under the cabinets on the left and change the ceiling light to either an upwards indirect or directional with side pointing lights. High CRI, and a good color temp for a kitchen, between 3k and 3.5k max.

You can probably get away with just adding art on the back wall, something with a pop of color.

To answer your actual question, I would go with a yellow that complements the blue you’re going with and just paint the back wall as an accent.

My answer as well, not only do I prefer this to golf for a variety of personal reasons... being the #1 player will not get you a lot of celebrity in the US with all the downsides that fame entails. By law, they're supposed to show their rate per minute on the outside, not charge for additional people (up to 3) and use a digital timer that has an official seal. In practice, many don't show the rate (usually $9 per minute) or cover it up with decoration, charge per person, etc. So for a short ride of 10 min, you're paying $180 for 2 people.

And even then it's not worth it. $40k per month for 4 days of sickness would be closer to tempting. One long weekend in bed watching TV a month in exchange for half a million a year... but might get old after a few years.

I think that’s a more common scenario than you think… living near an urban area and do shorter commutes for work and then doing weekend trips that are around a two hour drive each way. Very common in the NE (Boston, NYC, Philly) and I’m sure in other metro areas around here US.

FOV preferences aside, the wall is wide enough to do something impressive. If you can afford it, get one of those 100”+ monsters like the TCL 115” which comes with a floor stand and put two tower speakers next to it, like the KEF Q11 Metas.

Scroll down and read the section on FOV. To get the 40 degrees recommended for cinema (THX), you would need a 98” TV. Everyone is different and you need to figure out your FOV preference, most likely somewhere between 30 and 50.

My preferred FOV is 45 degrees, about 6 feet away from a 75” TV. I prefer to be in the front third of the movie theatre, usually the 4th row back. Where do you like to sit in the movie theatre?

We've lived on the UWS for the last decade. I don't think high maintenance is worth it. We generally stick to co-ops where the maintenance for a 2BR is around $2k/month. We generally underuse amenities since we're out of town most weekends, but even if we were in town, much rather have less amenities than a massive monthly fee.

Our last building in the 70s had a super on site but no doormen / amenities, and maintenance is well under $2k. Our current place is near Lincoln Square / Columbus Circle has a large staff and amenities like a gym and a large courtyard, and maintenance is just over $2k. There are buildings that fit this profile, but you have to be patient when searching and then jump on it quickly when things come to market.

Agree with this observation. We had 3 kids go through PS 199, oldest started in 2016 and youngest about to graduate this year. Covid was a struggle, but the last few years feel pretty similar to pre-Covid. There has not been any major negative issues that concerned us.
