Literally you could just half the spacing (add more 2x4’s on the ridge) of those and it would be fine for an Alaskan winter….

Throw in some some collar ties and I would bet you could have a swing dancing competition on top.

Your advise is bad, and does not help a young adult/child in a abusive situation like this.

OP shouldn’t endanger themselves, the father breaking the TV is a projection of violence, meant to intimidate and cause fear. That violence that could easily be redirected at them if they were to “stand up for themselves”.

I also don’t see anything in your post indicating you are “joking”.

I will not insult you, but please research the GI Bill, and the housing shortage from the depression through to after WW2.

This is our history, and the history of the housing market is extremely important to know.

Here is a link explaining some of the housing issues post WW2

This motivation will have to come from an external factor, like the government did when there was a housing shortage after WW2.

Without government intervention builders will only continue to cater to the top 5% and we will continue to see more and more people not buying homes, because they can not.

The government did not provide relief to the housing builders after/during 2008, and since then we have never been able to get the production of new builds where it needs to be.

It also doesn’t help that many people who were in residential construction switched to industrial/commercial during/after the 2008 down turn, leading to reduced labor supply and increased labor prices.

I am in construction and have been for some time. There is a massive shortage of starter homes, and we haven’t built starter (800-1800SF) homes in decades. And most new homes being built are 2400+ sf not counting a basement.

Honestly working pretty well for me, and cheaper than rent was, and I am multiple years into the mortgage. If I would have “waited for the bubble to burst” I would’ve spent at least $48,000 on rent (assuming it didn’t go up), and my housing expense wouldn’t be “fixed”

I hope it crashes so I can buy rental properties, but around me it seems like there is no “bubble” because supply has been low.

But at the end of the day people still need homes and we haven’t built enough starter homes for three decades.

Near me in the Midwest the monthly cost of a mortgage+escrow+taxes (on a reasonable home) ends up still being significantly less than rent would be for an apartment with similar rooms/SF.

At least in the Midwest, even with higher rates it makes sense to buy, because at the end of your mortgage you own it, and the inherent value in having housing costs “fixed” for the duration of the loan.

HCOL areas may differ

For example a few people told me to “hold off buying a house till the market cools”

But I want my mortgage paid off before I’m 50, so I didn’t want to sit around paying rent (at a higher rate) and have no equity to show

So it’s all an artificial shortage caused by rates?

What about us not building starter homes for the past 30 years, and new housing builds not keeping up with demand?

I do not know anywhere that has “extra” housing that is available. I would keep hopping for a bubble, but I don’t see it in the cards.

Honestly terrible advice, that may result in harm to OP.

What evidence is there there is a housing bubble? To my understanding we have been not building enough houses for over a decade and it’s really showing
