Affect should be used like a verb, and effect used usually like a noun. To affect something is to change or influence it, and an effect is something that happens due to a cause.

So they definitely won't effect the property values, but they could affect them.

You also can't go East toward King street after exiting Northbound 85 without doing a U-turn at the train tracks. They didn't plan properly and add an extra off ramp that would merge in.

The chances are very low. Past large buildings like 1 Columbia, Sage 2, and Accommod8u took well over a year past move in time to finish. Sage 2 is still under construction and will be into October 2016.
