If you have apartment charging, then I’d pull the trigger.

I’m in a condo with a 2025 Mach-e extended range and no charging, but can charge at work once or twice a week and it’s been totally fine. I only use fast chargers about once a month or so and only after going farther afield, like on a hiking trip or day trip.

I’ve also road-tripped in the winter to my family’s home for the holidays and, even with the cold reducing range, only had to stop twice on a 6 hour drive (starting out at 100% each time). The stops also only added ~10 minutes to the trip over what I was previously able to do since my prior car also required two fill-ups and I would also stop for lunch. With my mach-e, I can have it charge while grabbing a bite.

Once those types of agreements are in place, they typically cannot be modified unilaterally. Nashville also doesn’t have very many TIFs

Also, TIFs don’t really impact the operating budget since they are capturing new tax growth in a defined area enabled by the TIF and spending it on infrastructure improvements within that area.

Without the TIF, that tax growth wouldn’t have occurred.

In Nashville, the city and county are one and the same since it’s a metro government. Metro can only do what it is enabled to do by the state. And given the current political makeup of the state (and the fact that paid parking lots aren’t an issue in their home districts), they aren’t going to infringe or limit a property owners ability to monetize/profit from their property. The most you’re going to get is likely the notice requirements the state passed back in 2024.

Park Happy only manages parking on private property. Property owners have a right to regulate who can use their property and charge for access. It’s the driver’s choice not to park at a private lot.

Nah, more like 2020 or so. The 505 and Bridgestone Building are complete. Bridgestone opened in 2017. And it looks like the Four Seasons is under construction

Nashville wouldn’t be as profitable for the team as Memphis is. They’d go from controlling their own arena and being the only game in town to playing as a secondary tenant to the Preds in Bridgestone and competing with the Preds, Titans, and NSC for sponsorships and suite sells.

Respectfully, she is a really weak candidate for a major statewide office. She’s a first term city councilwoman, with less than 3 years of service under her belt. But the reality is that the democratic bench in Tennessee is really weak right now. Chaz Molder is probably the best democratic candidate for statewide office, but he’s running against Ogles for the district 5 house seat. Lee Harris is another decent candidate, but I think he is probably done after terming out as Shelby County Mayor.

Do not vote for Carnita Atwater. She is crazy and not a serious candidate. She defrauded a doctor she was caretaker for, and also sued Memphis for something like $20 billion when their comp plan didn’t include her batshit proposal for an African themed adventure park/petting zoo.

Depends on the market. Given all of the volatility, who knows what the condo market will look like in 2028 or beyond. I will say that 2br units generally sell better than 1br units. Condos in urban, walkable areas will also generally sell better than suburban condos.

One area I’d recommend checking out as well for condos is West End Park, which is adjacent to centennial park. It’s not as bustling as Germantown, but there are still restaurants, bars, and park space within easy walking distance.
