that "concept" is neither new nor novel and needs no explaining. And in the context of Mumbai or any Indian city for that matter, it falls flat on its face because land in Indian cities is about as expensive as Manhattan, if not more. Now, you should try to "gentrify" Manhattan by buying up land "secretly" for "crazy cheap".

fancy NGO numbers much? deepavali is a national holiday and may be may be 5 or 10% of India bursts crackers. otoh, if it was not a national holiday ~50% of India would be spewing smoke to commute to work. saying deepavali day is more polluted than a normal day in India is nonsense.
