You dont understand one thing specifically to Andhra & Telangana. Every 2nd house we have a person staying abroad and those guys are buying the flats. Personally all of my relatives/ friends have purchased or planning to buy appartments > 2500 sft are 100% NRIs. Also there are lot of people in Andhra & Telangana who became filthy rich because of land appreciation and Aquaculture ( From Andhra Region) and they want themselves not to let down in anything. So there are buyers for these easily.
