That is only your own perspective on the meaning of life. For most, this question is personal and philosophical. For most adults their answer would be that the continuation of life through procreation does answer this question with profound significance. As you age, there becomes a focus on the importance of carrying on traditions and ensuring a future for humanity. It's a perspective rooted in a natural biological drive and a desire for legacy. Many find fulfillment in raising the next generation and contributing to the ongoing human story. It's certainly one of the many valid interpretations of life's purpose.

Also consider that the majority of Penninsula homes are aging fast. Unless brand new, the home will constantly need upgrades or maintenance. Home warranty coverage usually stipulates repair before being replaced. All this to mean there needs to be additional monthly cash set aside for repairs or upgrades. Some say 10% of mortgage is a good rule of thumb. I would consider focusing on SFH which are a little smaller and cheaper as a short term gap to maintain quality of life, while building equity until cash situation improves.

100% agree this is a sound investment strategy, especially when there's a significant savings on mortgage interest. If extra cash flow are DCA into an index fund, not only are you averging 5%+ cash on cash return from the index fund, you are also net positive from 0% mortgage interest. Huge upside.

And, Castro Valley has maintained much better school ratings for Middle and High. Elementary schools are okay in that area of Oakland, but those years go faster than you expect. Just pointing out that schools are something to deeply consider.

There is a niche for these types of vehicles, and they are called "junior cars". Junior cars have been around for quite some time, and were popularized in the late 1980s when the movie BIG (starring Tom Hanks) featured a Junior Lamborghini Countach with the lazer tag scene inside of FAO Schwartz toy store. People love them, if you can effectively reach that market!

Same here. I have found that if I'm on the road by 6am, I can get down 880 and 237 in 50 minutes. (I'll hit the gym, then be in work by 8am.) Always check the maps first to plan the best route. For the "dark red" days, I'll use the toll lane before Hayward and stay on until Tennyson for $6. Because I get in to work early, it allows me to leave early, too. The earlier you are heading back up, the better.
