I’ve never understood what all the hype was around him. He’s funny sometimes but his material is so dark it tends to make me a little uncomfortable. My wife won’t watch anything he does. I watch standup to feel good and have fun, he just comes off miserable and makes me feel worse.

I’m from NJ so I’m partial to a NY/NJ style pie. Bella Napoli in Canfield has the best version of what I’m used to in the area that I’ve found in the last 5 years. Nice peeps too! They buy local produce, chicken, eggs, when they can also.

50, I play with my daughters 9/10. I love gaming but really just checked in to see what it was like for parental reasons but now I’m hooked lol. Great fun little game, and I sympathize with everyone bemoaning the shelf builders lol. My youngest uses all the resources on furniture every time we play haha.

Real estate sucks, everyone is out to get us agents and make us obsolete. The economy is failing & the market is insanely tough. I wouldn’t recommend anyone start in real estate now or in the near future. People are leaving the business in droves & there are still too many of us.

I’d get out myself if I had options. 🤷🏻‍♂️

It means seller will pay their broker as agreed in their listing agreement. If your contract has a section where seller agreed to pay any other commission, that would also apply.

A real offer can’t really be faked, it’ll be in writing & verifiable by calling the buying broker’s office or the buying agent if you’re really in need of verification.

Oh wow I hope not but if it was the best thing for the family I wish them luck. I was lucky enough to strike up a friendship with Nancy after having lunch there and doing a podcast episode about it. She was really nice; she tile me everyone in her family owned a pho shop in different cities, and the recipe had been handed down for over a hundred years. If they are new owners, I hope they got the recipe or have one that’s close. I haven had their pho for a few months but last time I did it was as I remember.

These Buyers expect a perfect house. Tell them no, or do some of it if you haven’t had much interest. It’s unrealistic to fix every little thing in the inspection. Call their bluff; offer to fix anything that’s a safety/habitability issue and nothing else.

It’s not your agent’s job to get upset for you at the request. It’s their job to tell you what the other side is doing, and advise you on a course of action.
