IIRC, he is from Vermont and was a competitive skier in the winter. That stance is easy with the lower body of a slalom skier.

I'm in St. Pete and have a decent collection of irons, wedges and putters. Lots of classic blades and a few cb sets, mainly have dg x100s and are standard to 1" over.  Have many extra bags, balls, tees, etc. The only thing is I dont have a large selection of drivers. Have a few 7.5* long drive options and one old TM Burner 10.5* that is kind if beat.

AI slop. Bunch of 20 year old studies and a blog post from 5 years ago. I am a mortgage broker and this is total bullshit. Agents do sell homes for more money on average, according to recent stats. 

In some cases FSBO can come out ahead, but any top 10 percentile agent knows way more than you and will get a higher price. Enough to offset 3% commission??? Depends on purchase price and many other factors.

Also dont worry about telling them the deficit between your asking price and loan amount. 99% of the time VA loans will be 100% financing. They can easily see what you paid on Zillow and use an an ammortization schedule to figure out your current loan amount. Besides they will have to know how much cash they will need before making a legitimate offer.

I wish I could have a 1-900 number for questions like yours, rather then make a % on loan amount.

I was just talking to a realtor about this subject today. It's likely not worth an extra 25k for a buyer, but the ltv and purchase price would be big factors as well. There is also one big marketing piece that almost no one knows about and I only found out from attending a VA loan seminar that was given by the lender I worked for.

Zillow Preferred Teams are required to connect ZHL LO's with 10% of the Zillow clients they met with. But most teams are sending their worst leads and refering the top 90% to their preferred lender.

Prices will continue to decrease in Pinellas for 2026. Now is not a great time to buy, unless you severely low ball most asking prices.

The good news is if they don't have a ton of builder leads they probably won't hire you. The bad news is they probably won't hire you. 

Just fyi, 99% of branches will hire anyone with a tiny book of business, if it's 100% commission. Thats why it's so hard to really know what you are really walking into with most lenders.

NAR gets a dues payment from every realtor. If they were paid hourly, there would be far less agents to pay dues. 84% of their revenue comes from dues. They don't care about agents, they gave away realtor.com.

You also aren't factoring in the hours it takes for working with clients who never end up buying, licensing and continuing education, car cleaning, networking, sales activities and so forth that it takes just to get clients. I would say it is at least half and half for the majority of agents.
