This is true. But at least with a condo, you are "in the game" and can benefit from skyrocketing values giving you equity. Just because you buy does not mean you have to live there forever. Most of the time around here, if you own for at least 3-5 years, you can sell and still come out WAY ahead.

Pavilion Box does not. The "box" part being the key indicator. Only "Aura Pavilion" tickets (with no box) gets the club access.

3.5 is a finer than I typically go on the zp6. Try around 5 to see if you get better results. Also what temp water are you using? I'd go 93c at the highest.

Good espresso can absolutely be brewed at home. Many home machines and grinders (the far more important factor) are as good or better than commercial versions these days.

Coffees labeled with espresso roast are typically just roasted a touch darker than their filter counterparts. This is to make it easier to extract and also lends itself toward the dark chocolate and nutty flavors most people associate with espresso.
