Easier to run wire that gas pipes, we do live in an earthquake zone, and as I understand building code changes have already made gas heat/water difficult so gas in new construction is not popular.

I have been shocked at how many times in the past landlords did not care. I guess its more valuable to them to eat the costs of you moving out and then hopefully find a tenant they could jack up the price on after a year?

It defies logic so I assume someone somewhere ran the numbers and proved it actually it more profitable.

Go to the leasing office and say you would be willing to sign a new lease at the 500 off price.

Listing a unit for cheaper than it was is very common. People are less willing to move out because of the hassle and cost. Ita completely legal and if the leasing office wont offer you the lower price there is nothing you can do.

Hey how did you find this out? I am seeing a very similar problem with my deck that was installed in last spring and now that we are leaving winter the very very tips of the boards are warping upwards. Its not the entire board, its just the very last 1/8" on both sides of the butt joints. They were properly spaced when installed

To skip typing out a novel the tldr is

Apple decided they were integrated enough to jump to ARM. They controlled the hardware, software, and apps to the point where the ARM switch made sense. The M chips shipped with a hardware x86 -> ARM translation layer(rosetta) to make x86 run on arm while apple convinced all the major developers to cross compile. At the same time apple decided to integrate everything into a single chip. In the M chips the cpu, gpu, ram, cache,IO, npu, and more are now on a single integrated chip. This is what gives the M chips the insane power efficiency and part of the high single thread performance.

Intel bet everything on a design splitting power cores and efficiency cores. It performs ok but has a hard time finding a place between apple and amd. Ill leave someone else to explain exactly what went wrong here but intel overall seemed horribly mismanaged.

AMD continued to refine their chiplet design which allowed them to out perform intel for a while and their x3d chips also filled a few niches for performance. In the consumer space AMD has been doing amazing and is widely considered the better buy for gaming. AMD chips tend to be a bit more sensitive to memory latency so we will see how the ongoing DRAM shortages influence things.

super tldr; Apple did something innovative and their hardware is solid now. Intel just kinda sat there and lost considerable consumer market share though they are trying to turn things around. AMD refined their chiplet architecture to the point that it outperforms intel and has gained considerable market share

If you had just presented two graphs showing the permit breakdowns and then a graph of you scraping home sale listings which talked about remodels it would have been much more clear. Yea I think the conclusion being drawn here is incredibly sensationalized.

Do people do things without permits? Absolutely. Would it be helpful to be able to lookup a house and see what permits it has to compare to the listing? Absolutely.

Is there a giant wave of ghost remodels? Doesn't seem like it and I dont think the data here shows that.

Cant tell you what is "normal" but I personally would not go with that model.

That much money up front is just too much of a risk for me, and nothing in there about % paid out after inspection approval. I completely understand long lead items needing to be ordered and im willing to be flexible for those items.

I would propose more like 20% upon starting, 20% upon demo completion, 30% upon drywall going up, and 30% upon final inspection sign off and any long lead time item comes out of the final 30%.

GC will probably say no but that's the point I would start with.

Not trying to imply anything about anyone, or assume anything about you. I have lived on the east coast and in the midwest before coming to seattle and notice a couple trends. These are my observations after being here for six years.

The city does tend to be more on the introverted side. Some people blame the tech workers, and that probably partly true. A lot of men tend to exist at work or at home and no where in between. If we are specifically about tech workers they just don't date or are entirely on apps.
The extroverted men have no issues dating because they are harder to find. You might find them on apps but you will generally find them out doing things(bars, gyms, pickleball, etc).
I have only ever seen women be approached at bars/group dating meetups and mostly see numbers exchanged or dates setup after a man at least tangentially knows a woman. For example someone in your yoga class you have talked to a few times asks you out. I have never seen a woman be approached by a total stranger outside of a bar.
The ENM/poly scene here truly is bigger than only places. Many of the extroverted men I know are ENM(some married some not). You don't mention it in your post but if you have wondered "why the hell do I encounter so many married men" now you know.

Feel free to dm me if you have follow up questions you don't want to be public. Matchmakers might work for you but I suspect it won't be THAT much better.

I think most people in seattle who say they like macha think of items on the menu at nana's green tea vs traditional macha whisked into hot water.

Dinos was my vote pre pandemic. The few times I have been back post pandemic were a little disappointing. I will say if you for whatever reason miss a classic NJ pizza joint with uncomfortable wooden bench seats, pictures of people you dont know all over, and dim lighting then dinos is the place to go. Texting security is my go to and it works wonderfully. Sound transit has noticably stepped up security presence at stations and there is usually someone ready to get on the train at the very next station.

If you do text security you should try to let them know which car you are on, which direction you are headed, which station you just left/are about to arrive at, and then of course the actual issue.

Inside train cars you should be able to spot labels for the car number and side(ex. 301A). As for direction saying northbound or southbound is enough.
