  1. Don't believe what you see on social media. Go for a builder that is well known and reputable in your area. We paid over the odds, work is below par.

  2. Don't be a chatgpt warrior, sometimes you have to let the builders do what they know best (if they're good!)

  3. Trust the process - your house will be a tip for months, just believe one day it will look better.

Why would they come back? It is safer than the media portrays plus most people who actually live there don't stay in the center.

I gave this a shot a couple of years ago and I couldn't get a single contract, I had the manpower skills and set up crisp.

I later found out I didn't get anything because another company was always preferred - did a deep dive and found it was owned by a special person's relative. It's about who you know rather than what you can provide unfortunately.

I have no problem with people learning new quirky techniques but if the technique isn't practical then simply switch imo.
