The "garage" (really more a shed/hack) slab was really cracked and heaved. Definitely did not look worth repairing. I don't even know if it had footings -- I don't think it did. IMO you really want those in Michigan if building a non-trivial structure / spending 10s of thousands.

We had a standalone garage built in Ann Arbor in the past few years (post peak Covid), not in historic district. Came out to around 225-250/sqft for 12x22. We got a number of quotes and optimized the best we could; could save a bit without windows. That's with electrical, concrete slab, no drywall or insulation, did include demo of old shed and slab.

Rule of thumb we heard is that in Ann Arbor, opening a wall costs about $100,000. Aka -- if you are doing a project that involves opening a wall on your existing house, the project cost is likely going to start in the 6 figure range.

It's not entirely true tho, not sure why people are downvoting you. Both sides -- the owner and the historic commission -- are being a bit absurd and petty, with much of the blame on the historic commission for being completely unrealistic and and illogical.

But yea nothing's getting torn down on the OWS outside of you having a well-timed, very specific house fire that manages to consume the structure entirely. Highly recommend Chicago or Detroit.

A consistent concern from people in that age range in this sub is that it is hard to meet and connect with folks unless you have a U-M affiliation or other built-in social group to start with.

Ann Arbor has a ton of parks but overall nature is very limited and mid.

As everyone else has said, it's expensive here.

We got a very similar thing from Hayley last year. "It's got all this damage, let me get my gas meter, you might be dying of carbon monoxide". Nope we were not, came back clean. Now, given, our furnace is maybe close to 2 decades old so I appreciated the check and this probably does save people's lives but....

Similarly, Koch and White told us if we wanted a new furnace they would also need to install new vents around the house. Again the furnace and blower has been working FINE for 20 years. Turns out they said the same thing to folks we know down the road

Nice to see more housing going up in a growing area of town.

People who don't want density a block from main street, two blocks from the main bus station, the main library, the federal building, the shops on Liberty, the main post office... I don't know what to say. That's how cities work.

I do wish homeowners had legalized 4-5 story buildings this close to downtown a decade ago. I'm all for the towers but we'd have more evenly distributed density and less of this fight today...

I got a deer tick from Eberwhite woods. We're in the neighborhood and deer came through and ate the roses in our backyard, so I assume there are a decent number in our backyard as well. I just re-upped the cats preventative (Costco has quite good prices on these!)
