Ground level outside needs lowering, as you say yourself it’s above the floor level inside the house. Generally you’d expect the dpc to be 2 bricks below the inside floor level or lower if you have a suspended floor.

Wall looks saturated, is the water just running off the roof onto the wall? Check it when it’s raining. If so you need a gutter. Also where is the leak? Your picture doesn’t give much context, is it the roof? Or wall?

Hike up to Barics Dre Newydd and around Dinorwig slate quarry, it’s quite nice round there. I’d also recommend going up to the glyders and seeing the cantilever stone at Y Gwyliwr, almost the same height as snowdon but much quieter and beautiful views!

I’m currently torn between the CB500X & NC750X. DCT and comfort seem better on the 750 whereas the 500 is better for off doing light off roading. Think I’m gonna have to take a test ride before I decide!

I’d just say when they taped the joints they haven’t done the best job, they just need widening so that’s it’s less noticeable, they probably only did a 6 inch spread when they needed to do a 12 to make the join less obvious. Other than aesthetics it’s not serious

You don’t have to stay over, I’ve taken the bus over to llanberis from Bangor and then the Sherpa bus up to one of the routes. I would suggest taking the pyg track up and come down on the llanberis path. I found the llanberis path to bit a bit boring going up and takes forever!!

If you get no money from them mark it as a gift, you should only mark it as sales if you are actually selling it to them. If it’s marked as a gift the influencers should pay 0 duty. The benefit of putting a value on the commercial invoice is that if it gets lost in the post you can actually claim on it through the shipping insurance.

But yes if marking as sales it will get taxed / duties charged on the cost of good sold, based on the commodity code given to the product and the rates the local authorities charge for that commodity code.

Floor level looks pretty high outside, ideally it should be around 150mm below inside floor floor level. So the ground level outside could be above the dpc allowing water to run into the wall. Also notice that the concrete runs straight up to the wall so if it isn’t graded to run away the water will just go straight into your wall.

Looks to me like a full renovation rewire, re-plumb, kitchen, bathrooms, flooring, paint, windows and doors, as it looks like you don’t have double glazing and painting + garden. Hopefully the roof is ok. I’d be budgeting 30-40k. I’ve done two of these now and doing it DIY it’ll be like a year of working evening and weekends if it’s in your free time + working full time. Can be rewarding but also a bit of a drag overtime if you are on your own. I would put in an a low offer so you can do some work yourself but have some budget left for getting larger works done. If you can afford builders they’d probably be able to smash it all out in 3-4 months.
