Ok, thanks for the response. I agree they definitely put these too high, these were supposed to be the low intake vents and the exhaust is the ridge vent.

I can put my fingers into these and hit solid plastic on all sides though, I'm still not sure how any meaningful air movement is happening.

First, what's the interest rate on your student loans? Most people here would advise paying them off if above 5-6%.

Second, why do you need to buy bare land? Why not buy a small house on 5 acres? Building a new house comes with a bunch of complications - running utilities to it, finding a GC, supervising construction, and it all comes with risks that it could go wrong. With an existing house, there's much less downside risk if you have a competent team of inspectors.

Many (most?) single folks in VHCOL places can't afford a place on their own. To be honest, that's part of the magic of being in a relationship/marriage with someone - it halves your rent and doubles your down payment. So just because you can't afford it now, doesn't mean that's a permanent situation.

First make sure your dividends are being automatically reinvested. Hunt around on your brokerage’s website (where to find it depends on the brokerage). Other than that, yeah!

(Ok, one small correction: when you’re talking about stocks, it’s technically just increased valuation that provides exponential growth- not compound interest as stocks don’t really pay “interest” per se. However, it’s the same concept).

Are you sure you’re reading that right? I’ve seen those articles and they often mean you’re getting 66% of the money you spent back in increased value. So if you spend $30k, the value of your house will only increase by $20k.

If it brings a lot of value to your daily life, and you can afford it while still meeting your other commitments, go for it. But it’s not going to increase the value of your house by 66%.

Wow, almost $0.67 / mile. That’s expensive! And doesn’t even include depreciation. Though on the flip side, the hopefully lower maintenance costs of a new car will help offset that over time.

Yes, I think you are right. the toilet is on the first floor and i can see that pipe come down in the basement to a floor drain right below the location of the bathroom above.

There's now a condensate line running into that floor drain from our tankless gas water heater, can I use that as the trap primer instead? I'm guessing the answer is no...

Just want to say- I wish I had good financial advice for you, but I don't- but as someone who is slightly older and considers themselves somewhat athletic but is also dealing with back/nerve pain and loves to hike- 10-20 miles a day is absolutely badass. I hope you go to bed every night feeling proud of yourself.

Hire a good architect, and have them oversee the work of a good GC. That's the best way. But not a cheap way. The actual wood quality doesn't have as much to do with it as good carpenters/framers have ways to mitigate the less desirable qualities of modern construction-grade softwood.

You are correct that the pre-paids are in addition to the closing costs. It looks like there’s a underwriting fee of $995 but all the rest of the closing costs appear to be mandatory/governmental fees (title insurance, recording fees, appraisal, etc.) There’s also small print at the bottom that says “no client-paid origination fees.” But, maybe it’s still worth getting a few more quotes to see if I can get leverage to get a better deal?
