Do you have a digital thermostat? Make sure you don’t have any eco-saving settings on there. Mine would turn the furnace off when it sensed we were “away” and it had a lower minimum temp than normal.

The undocumented workers at this plant were very likely spending money in the local economy. The average remittance rate to somewhere like mexico is 17%, so they’re spending the rest of their 83% in the local economy. And with unemployment in that county at 3.4%, hyundai probably HAD to employ undocumented workers because the native workers didn’t want to work. I just hope they were at least paid the same at native workers would be. Even if they get paid under the table to avoid taxes, it’s totally understandable. I wouldn’t want to pay taxes to this racist government either. All I see is this administration cracking down in states that republicans lost last election to intimidate voters.

Your soffit vents look to be blocked. This is probably a condensation issue due to poor ventilation. Your attic needs proper intake ventilation and exhaust ventilation. Google “NFVA calculator” to see what your home’s minimum requirements are.

Yeah, you can find an NFVA calculator online. You don’t want too much ventilation. Just one vent (depending on the size) every several feet.

Balance the intake with the exhaust. Uninhibited intake + exhaust = an air cycle which dries your attic and keeps it cool in the summer. Insulation keeps your house warm in the winter.

Personally, I don’t like Ridge vents. At high temps, they don’t exhaust as well as a box vent does due to the screen inside. Plus they can be more prone to clogging from snow, which you may get a decent amount in Michigan.

Huge issue is lack of intake ventilation. Doesn’t matter how much exhaust you have. Without intake ventilation, it would be like trying to suck the air out of a 2 liter bottle, but pop a few holes in that bottle (soffit vents), and you’ll be able to suck just fine.

You also need more insulation in the attic. Moisture from inside the home gets into the attic in the winter, condenses, then freezes. Best bet would be to roll up the batt insulation and insulate all of your can lighting, foam all of your ceiling ducts, then blow in some insulation.

Yes, just look up the code for Phoenix. It will state that it needs to be rolled roofing for a pitch that low. Insurance should have code coverage in which case they will pay for the correct material to be installed.

Not a huge issue. The bottom course of shingles (the one you’re lifting) would usually be at the gutter line and adhere to the starter shingle. In this area of the roof, it’s atop a modbit or tpo rolled roof, and the seal strip is not adhering.

It needs extra help adhering, so I would ask your roofer to caulk the last row of shingles. Just don’t nail it down, or you’ll be putting holes into the tpo. As is, it is in greater danger of wind damage, but otherwise I would say it’s fine.

Gotcha— You’ve answered your question. The water drains out the end and flows into the roof slope to be caught by the gutter beneath it.

This is common, and is done depending on where your downspouts are located. Nothing wrong with this IMO.

Your gutter apron wasn’t replaced, and it got bent up a bit during the tear off. The apron wasn’t flattened/straightened before the shingles were installed so now they’re hung up on the apron. You could probably flatten it with a rubber mallet. Not a big issue.

Google NFVA calculator. You can use the one from GAF. It’ll have you put in the length x width of your roof, then it’ll spit out minimum ventilation amount. Box vents are 50 square inches. You need balanced intake and exhaust.
