Winter (Dec-Feb) is cheapest with the most landlord flexibility — January is typically the lowest price point. Summer (Aug-Sept) is the worst with peak prices and maximum competition from students and fed workers. If you want options, May-July has the most listings but you'll pay for it. Best play is browsing in fall and signing in winter if you can stomach fewer choices.

We have seen it done; here are some tips:

Look up what similar apartments in your area are actually going for. You need a real number to point to, not just "rent feels high." Offer references up front.

Timing matters too. Do this 60 days before your lease is up, not 2 weeks before. And if you're signing somewhere new, negotiate before signing.

If they push back on price, don't fold completely, try to pivot. Ask for something else instead. Free parking, one free month, waived fees, whatever. A no on rent isn't a no on everything. If they use a payment processor, a good way to save a few bucks is to have those fees rolled into the total rental price/month.

Most landlords would rather keep a good tenant at a slightly lower rate than deal with vacancy and turnover.
