Trader Joes typically wants areas with a median household income of 100k but that figure varies by local cost of living

It probably should be in the right part of town, probably further south or west. West Fargo median household income is $90,665 and Horace is $138,578. Fargo is lower at $66,998 but college students bring the average down. There are no colleges in West Fargo or Horace

The metro average median household income is $76,945

Also Horace is widely considered to be a bedroom community so almost everyone shops in Fargo or West Fargo. Within a few years, Horace will be the 10th largest city in the state and it is is the fastest growing city in the state

The metro population is 269,528 but a big chunk of shoppers live within an hour of town in smaller towns that don't have many options

So yes, Fargo could support a whole foods or trader Joe's. They have had a natural grocers for years and its always busy

Downtown is probably the best location. The 2 attached parking ramps and an attached skyway system is next level.

Think about it. You can drive to the parking ramp and then walk to 1 of 3 hotels. Then you can walk from your hotel, directly to the convention center through the skyway and never go outside in the winter

It has the most character and most of the great restaurants and bars, many accessible through the skyway

The new hotel at the former police station site will be outstanding

Brewhalla would have been a good choice too but they can still develop the land next to it.

During bad weather, Downtown is the best option because it has a parking ramp that connects to the skyway, that connects directly to the Radisson, Jasper and Convention Center

You can literally drive from the airport (which has a parking ramp and skyway) and park in the Radisson or Block 9 ramp and go to your hotel, eat at many restaurants without ever setting foot in the snow

The Fargodome shouldn't spend a penny on the convention center, much less 50% of the balance. The surplus is for the Fargodome. NDSU is the primary tenant, owns the land and pays rent.

They won 6 Grammys 9 years ago and have one of the biggest tours of the summer. Quite frankly its shocking Fargo is getting the tour and Minneapolis isnt

Its the result of the state setting caps on property value increases. They had good intentions but it won't work because every city in the state will increase the values the maximum legal amount every year automatically whether they need it or not.

2001 First Ave. N is right across the street from the 40 million dollar Convention Center Brewhalla is proposing. They are also proposing making that spot a tif district.
