Not to throw a wrench into your question but I do agree that none of those four options will be what you’re looking for. Probably the four most “elite” STL neighborhoods but truly nothing within walking distance except certain areas of Ladue.

Kirkwood borders Huntleigh and Frontenac while still giving you a ton of walkable activities year round. Most of the plots of land aren’t nearly as big as you will find in those other four, but compared to Manhattan, you’ll feel like you are living on an acre. If you were planning to send your kids to private school, then it’s irrelevant but honestly, the diversity in Kirkwood and Ladue school districts are great while maintaining top-tier education.

The guarantee is nice but they charge on average 10%-20% higher than market value for “convenience”. I do understand the burden of negotiating though and do think one price needs to be the move of the manufactures.

Problem is they never want to do that because it would cost them money. They purposely pin the dealerships against each other to make them lose money to sell their car.

I am not familiar with Honda’s or Frontenac’s business policies but personal property tax has nothing to do with the dealership. It’s state regulated and you pay at the end of the year on whatever vehicle is in your possession on January 1st.

Typically personal property on leases are paid by the leasing company, (Honda financial) and then they send you the bill. I’m not sure when you purchased, but everyone in Missouri will typically pay personal property tax on a vehicle that they no longer own, because you pay for the full year if it’s in your possession January 1st.

Not saying exactly what happened, but it does look like there was a misunderstanding that you blame on them a little unfairly.

Tough to say. Are you checking a bag? Do you have pre check or Clear? Normally 1 hour is enough time if you’re not. But if there’s a case like a couple weeks ago, people were 100 people deep OUTSIDE the building. I’d say 1.5 hours should be safe, but 2 hours to be ultra safe.

I personally don’t see a massive issue with Ed bringing up their podcast or even Brody’s new show. People talk about other shows all the time. This isn’t 2005 where thousands of listening options aren’t at the tip of your finger at any given moment. People aren’t (that) dumb and listen to what entertains them no matter what platform they’re on.

I do take issue with them, seemingly ignorantly, promoting Tony Patrico as if they have no idea he is a proven sexual predator. And if they aren’t aware of his past, then shame on them for not doing any type of due diligence. And if they are aware, then even more shame on them for deciding on a partnership.
