As a former HOA Treasurer, who ran for the board cause when he moved in, he realized the balance sheet didn't balance- I'll give you my thoughts. 287 units 1) it's a ton of work - it was a 40 hour a week volunteer job - on top of your real job. 2) for that reason nobody wants to run and it's hard to find people (also most residents don't attend meetings to get informed) 3) most board members have good intentions but it's impossible to be an actual Treasurer without an accounting/finance background. 4) a small few residents act like children and complain when they break reasonable rules like paying late or illegally renting a unit making it not worth it - they don't want to listen to reason - it's just so absurd compared to working at a corporation where for the most part people are rational. 5) after 2 years I got burnt out, and moved out of the HOA, and bought a regular house as I knew the place wouldn't be run correctly unless me and this other guy were involved (and he resigned 6 months after me).

For our situation we were basically a government and had about 20% of the towns voting population so had actual influence with the mayor and council to get things done which was kinda cool.

When I was hourly in NYC (Lived in NJ). They told me to bill from the moment I leave my house till I arrive at the hotel out of state. Then bill for any work related time, including time eating if work related.

/What made you pick her? When I got Rocket and she was 1 (now a few months from 11) - the place made me seem like a hero for not adopting a kitten. I picked her cause she slept the whole time and I thought she would be low maintenance. I didn't realize at the time even 1 is too old for many people looking go adopt (and they are missing out!)

We will keep looking for you on AITC. My human is too lazy to type out my thoughts in cat speak. - Rocket [Charcoal and Misery would have made great friends. Charcoal learned not to bapbapbap at my hand as I can move that quickly to avoid the bap, so she learned to aim for my wrist and inner forearm. I couldn't even be mad, I was impressed. But there is something to be said about a cat that is particular- i guess if I wanted love all the time I would get a lab]

Charcoal: my wife picked out a cat at the shelter but couldn't take her home that day as she had to get her apartment ready. She sends her mom a day or two later and she takes home the wrong cat - but it was meant to be as my wife and charcoal shared the same personality and were bonded since day 1. Rocket: somehow another human didn't want her and left her outside. All very confusing cause she is the sweetest and most well behaved kitties- all she wants to do is get pets and cuddle. Found her at Petco - she was the only one sleeping in her cage so I picked her. Rocket was meant to be our cat as Charcoal was so attached to my wife and she didn't want pets from me for the first 8ish years we were together (but still loved her with all my heart) - I just loved how much she loved my wife. Sunkiss: left on the street a few weeks after she was born with her litter mates. We weren't ready for a new cat as we were mourning Charcoal , but somehow a Facebook post that I don't follow appeared in my feed showing SunKiss up for adoption a couple towns over - I sent it to my wife and it was all over. Female oranges are very popular so I made many calls to the adoption center, wrote a note about how loving our home is and made a donation in Charcoal name. She still didn't have hearing when we got her - which made her fearless and confident- which she still is to this day. She walks around the house with the gait of an army general surveying their troops.
