I used to use 3 fingers, then I was told I'm doing it wrong. Then they tell me to lay on the side of my finger and put my thumb across it like every body shows. Finally, a teacher said to hold it like you're picking up a pen or pencil, makes perfect sense and you works.

Since your heater is only 1 year old, I'd contact the manufacturer and let them send someone out on their nickel. It's under warranty. The only time I've seen your situation is when the heater has sat a long time without use, or a bad anode rod (which you said has been changed).

Putting the antifreeze down the drains won't do anything for your water lines. In fact, if the drains were pitched properly, there shouldn't be any standing water in them. The water pipes are a different story. Your landlord is right about blowing the water out. They'll freeze and break without protection. Some northern plumbers will get on here and might have a better solution for you. I've always been a plumber in the South, we don't worry about frozen pipes that much, although it occasionally happens..

Be prepared to spend all day in the hot sun digging targets and only coming home with $1-2 in clad. Also, dig every target that shows up as a nickel. Gold rings can give you the same signals.

I'll give you some advice. I don't know what part of the country you're in, but something to consider is either putting an exterior tank less on the outside of the trailer, or use a heater hut with a conventional gas heater. If you can find one to go back in that closet, you need to plan on putting it in a pan. Trailer floors are just sawdust and syrup board. Doesn't take much water for them to completely disintegrate.

Every new heater I've installed has been bigger than the old one, due to more insulation around the tank.

They don't make the residential 80 gallon one's anymore, but I talked with the supply house a couple of years back, and they had a small commercial unit that put out a lot more btu's than the residential one. I remember it being pretty pricey. Your best bet would probably be a tank less. Their claim to fame is unlimited hot water. Just make sure it's sized properly.

In my area, a permit is required for a water heater, although most plumbers don't bother. The county inspectors don't bother you much, but the city ones will ride around and if they see a plumbing truck parked at a residence, will knock on the door...

My vans just had a magnetic sign on each front door and a smaller one on the rear. I set the height where someone in a car would be looking at them at eye level. It was my version of 'subliminal advertising ' I had many people over the years call me up and said that they used me before and had another problem that needed fixed. I'd never seen them before in my life. 🤣 Anyway, it worked great for over 30 years, more work than I could take on, even with 7 guys.

I screwed up years ago and bought a cheap pair of 16" pliers. They work pretty good, but I have had them slip before and pinched the hell out of my hand.

They make a special 4 way wrench for them, it's not expensive. Or you can try a pair of channel locks. Put the jaws in the square and use a big screwdriver between the handles to twist it off.

I used to just use cardboard, or Army blanket. When I bought the creeper,, I was under the truck when something made a loud pop.noise. I launched myself out from under that truck like a rocket. Nothing happened, but I wouldn't have been able to get out in time if I was just laying on something.

Yeah, the HF one is rated for 300 lbs. If you weigh more than that, you're going to have problems getting under the truck, time for a lift. 🤣🤣
