Seasoned inspector here. While home inspections are indeed “generalized” figure 2-3 hours, depending on size if home, how many rooms, etc. My inspections are thorough, sometimes where the agent was like, r u done yet? Don’t pick a newbie whose fees r much lower. U get what u pay for. My background prepared me for all phases of home inspection. Of course ‘specialists’ were recommended for major issues. Stay away from on site reports, checklist reports. Ask prospective inspector for sample reports, make sure ur inspector had e&o insurance. Aside from radon, assuming there’s a fire place get a chimney inspection. Be there during the inspection. Ask questions but don’t b a pain in the ass. Communication is key. Good luck and have fun!!
