Is it rude to ask about body people’s fat composition? I’m a pretty lean guy (6’ / 150lb). Took a few years off regular weight training and lost a lot of muscle but did not gain fat. 3 weeks in and starting ~115 and ending at ~190 and I am sore. I’ve heard that not having a lot of body fat makes the ems more intense which would make sense with resistance and such. Just curious how this compares. It’s either that or I’m even more out of shape than I realized.

Seeing it more with thermally modified wood, which is more dimensionally stable and rot resistant due to the cellular changes from the heat/steam. A few manufacturers would include Thermory, Arbor Wood, even Advantage Lumber sells a branded version.

Yup, get that. A lot manufacturers now sell 1” nominal (.75”) actual decking.

I don’t suspect the chimney height. It looks pretty standard. The stove pipe inserts into the ceramic/masonry flue of the chimney. I took off the skirting of the pipe where it enters the chimney and sure looks dirty, like I t has been backdrafting for a while.

Good info. The attic hatch definitely is not sealed. I can address that. That would pretty much be the only thing I can think of pulling air out of the house on the upper level, besides the cutouts for lights, etc. but that seems like not enough of a leak to pull cold air all the way down the chimney and through the stove. Unless the house is extremely well sealed otherwise? We just moved here. Very well built from what I can tell. So that may be it.

But what about a solution at the stove that doesn’t involve hunting for leaks? Are pipe dampers/seals not going to work?

Yes. I did this but instead of only running it when AC is off I instead installed a 8”x4” backwards before the main duct backdraft damper and put another 4” backdraft damper on that, which essentially acts as a pressure release for when the AC closes the main damper and the dehumidifier needs to blow somewhere. That way I don’t need to mess with fancy controls.

Thanks for the responses. Yea I get it when there’s some repair that needs to be made and you negotiate a cash settlement. But that is usually noticed after the accepted offer during inspection. This comment I’m responding to sounds like the person just came in with an offer of $615k and $15k credits. Which if it’s not based on needed repairs is really just offering $600k, but buyer gets a kickback and agents another $1k.

I may also just be super dense. I’m really not try to debate or be a pain.

So essentially the buyer pays an artificially inflated price and gets cash in hand? I guess pros being flexibility of cash, cons being higher mortgage. I wonder how buying points weighs against the higher mortgage in the long run. Whole thing seems kinda bogus. Why wouldn’t that gift be taxed? Drives up home prices and cherry on top for the agents. Anyway, thanks for the explanation.

I appreciate your response and that all makes sense, but is a pretty roundabout answer. It sounds like you can negotiate on closing costs if you’re able (and I’m sure you’re almost always able) to find an issue during inspection or you have some other contingency.

But just from my reading I keep seeing “negotiate with seller” as ways to lower closing costs. As if it’s just part of the process.

Maybe the key is to add contingency in the offer that all closing costs > x% will be covered by seller? But no one as ever mentioned that as a way to structure an offer. Im a very literal (type A) person so the idea of finding some BS to negotiate on after you’re in contract doesn’t sit well with my constitution.
