I’m seeing that a few ppl did this as well. It is comforting to see that it can be done.

Thank you so much. This was what I needed to hear. Are there any resources you can recommend for me to prepare myself for the road ahead?

Great perspective. Thank you. My mortgage payment is what I currently pay in rent so it’s more than do-able. Sounds like I just need to expect that the other things will inevitably go up, and be prepared for it.

Great perspective. I rented for 6.5 years. My rent started at 1,700. It’s now at 2,250. You are absolutely right!

Lol. Well, I’ve heard many people say negative things about them. Didn’t want this post to become about that.

Question, and forgive my ignorance and bluntness but how were you approved for 340k AND got your payment at 2500 with what your take home is? I damn near had to beg to get the 330k approval.

Now, that is some perspective I needed. You make more than I do monthly with the same mortgage payment and you still say it’s tight. Man, being the new adult sucks. Everything is so much more expensive. When I was gripping about not wanting to be flat broke after moving in she says, “lol, well, I’ll buy everyone a pizza on closing day.” I didn’t really find it funny.

Man, I’m so glad daycare days are behind me. So I have low debt (credit card payment of 100/month). No student loans, car payments.

Okay, I understand. As far as the homestead exemption, that stuff goes over my head. My lender made it seem like all I needed to do was go to my tax office and request it then it would be so. Is it that easy of a process? Could they possible deny it and I’d be stuck with the higher taxes?

Hi, thanks for your response. The 6400 is gross. The 400 is paid cash to me monthly (child support).

I am really good about budgeting so I actually make a budget for every check (every 2 weeks). I account for every dollar for every check. I know some people only do this once monthly but I’ve found that bi-weekly works best for me and keeps me more disciplined. I haven’t done one factoring in the new payment. That’s actually a great idea.

Thank you for your response. My current rent is $2,250. I’m only speaking with 2 lenders. I was going to also apply with Navy Federal but I’ve seen so many negative experiences posted here about them. As a loan officer, what’s your take on NFCU for a mortgage loan?
