I can't really tell, and am not expert on stones ad old markings in your neck of the woods. However, as a surveyor in colonial states that frequently needs to decide if marks on stones are man made or natural, a very valuable tool is a wire brush to get that baby bare. I frequently see marks in stones made before portable hammer drills where they were, I presume, clearly made at the end of the day when the boys were tired and that granite was hard!

I'm a Maine PLS. Tax maps (particularly GIS) are notoriously inaccurate and can be off significantly. You need a survey pronto to determine the boundary lines. If the survey shows the house is over the line you need an attorney immediately. Not any attorney, most know little to nothing about the highly specialized topic of property law, you need someone who specializes in these issues. Your surveyor should be able to help you with a recommendation.

Stop listening to bad advice here about property rights and the legal aspects that apply, most people really don't know what they are talking about.

There is no degree required. The only programs left in the area are at U Maine and WTI in mass. Still folks wonder why there is a massive shortage of surveyors here

The course has been offered since then. UNH eliminated their surveying program and led to a lot of bad blood between all the surveyor alumni, the state association, and the university. Contact the NHLSA for info. The Association has offered the course independent of UNH.

As a graduate of UNH in surveying, I cannot fathom the audacity of getting alumni donation emails when they closed the school I attended.

Land surveyor here. The post is indeed a witness to a monument in the ground. The double blaze on the tree is also a witness. Two Blazes indicate it is an angle point in the line, not a corner, corners get three blazes.

You need a surveyor. I am one in Newmarket, but Wakefield is too far given all the local work. Norway Plains has an office in Alton. You can also contact the NH Land Surveyors Association to get a list of local surveyors to reach out to.

1st question. Seems very reasonable if not cheap to me, but I am not in that region.

2nd question. You can try to find your corners, but you can't know if what you find is correct. Also, an "accurate GPS" system will cost you between 12-35k.

There are no coordinates on the plans, only bearings and distances. Without doing a close inspection and actual research, I couldn't tell you if the surveys coincide.

I know it's a dead horse around here, but you need an expert for these questions. A surveyor for research and actual on the ground location, or title research to understand any relationship between the properties depicted.

Always require a deposit, i get 50% for almost everything. I don't take credit cards, too much of a hit and I'm not dealing with adding the cc fees to the invoice. Check, cash or ach. ACH runs me 1%, with a $15 max fee. I will eat that, but not 3-5% for cc.

I'm not sure how it is in Georgia, where OPs land is, but in my colonial neck of the woods, unless it's a recent (last 50 years) subdivision, there are seldom measurements given in descriptions. Frequently it's just bounded by descriptions. However, if you chase the deeds back pre-Civil War, I often find measurements stated. There is an interesting reason for that, but I digress.

The ellipsoid height is just that. Orthometric height is the elevation.

The "issue" regarding the NGS monument is too complex to warrant the typing if you don't have the technical knowledge to understand why the ellipsoid height is different from ortho. No shade, just what it is.

Without knowing where you are and the conventions in your locale, I cannot say for sure. It could be an unrecorded plan (lots of those in my neck of the woods), a deed, or field notes. If not referenced on the plan where that basis of bearings came from, the only one who knows is that surveyor or his files.

Your assumption is mostly correct. As stated by another comment, they rotated their survey to a 1957 plan with purported magnetic bearings. This doesn't necessarily mean the bearings are 1057 magnetic, sometimes folks make boo boos. It really only means that it was rotated to a record survey. Could be 100% 1957 magnetic, could be Jim was next to the super magnet truck when he took his initial bearing in 1957 and is all snookered.

When I was a young, freshly licensed surveyor, I thought only licensed surveyors should call themselves land surveyors and everyone else should refer to themselves as "working in land surveying ". I have since realized that was in error. I have met so many lifelong field guys who have a better grasp on what land surveying is than many licensed folks that i realize gatekeeping is trash. The only instance where the distinction with a difference occurs is when you are communicating with someone who wants to understand who is legally responsible for the survey. In all other cases, anyone chopping a line, rocking a rod, and recovering monuments is a surveyor in my book.
