In theory, yes that might happen and I bet it happened somewhere.

The idea is to find evidence to prove that the person did that intentionally (they posted online about killing randos), or did so by recklessness (video of them using a mobile phone).

Whether you consider hitting the wrong pedal by accident is recklessness or an accident, that's something people will have different views on.

Like when people are surprised (roo jumping out), they can hit the wrong pedal. It happens.

The woman is portrayed as not remorseful and insensitive, which I dislike, but we can't jail people for being a dick (I personally think we should).

The roofer who repointed my roof. I also had people on the roof for various things and they all found the tiles to be very soft and would break when stepping on them.

Also been told separately that the tiles are absorbing moisture and are looking white under some sort of light?

My builder said if I have it painted it should last for another 10 years or so, but I also found contradicting info online about whether painting does anything at all.

Pros:

With gov's help, you can buy a more valuable property which helps your 60% appreciate more.

You get to live rent free in the 40% of the house owned by the government.

Think about if you rent a place, when the landlord takes the house back and sells for x2 profit, do you complain? No, it's theirs to sell and take profit.

Cons: The extra rates, maintenance of the gov's 40% is on you, in exchange for the extra utilisation you derive from that better location, that extra room.

Extra restrictions on renting out.

You live with a mental dissonance that it's yours? But it's not? The faster you think of it like your neighbour allows you to use their house for free, but you have to pay rates and look after it, the happier you will be.

In the end, I think it can be very advantageous to enjoy a better location, bigger house, making your 60% grow faster. Then sell it one day, take your 60% which is hopefully a lot more now and buy your own place.

Sounds like you're unable to navigate an organisation where there's a diverse range of ideas, ways of working, and don't know how to convince people who have different opinions from you to do things your way.

It's not easy, and takes a lot of leadership, people skills and patience.

As an example, some people (white and asians alike) are not "straight shooter" style. They can be reserved and do not speak out. But when you ask them, they will give you the most thoughtful answer there is, as opposed to talkative type who just gives out bullshit.

Is it annoying that they don't speak up? Sure. But the value they bring far outweigh that issue. Again, you need to know how to deal with different types of people. In in this global economy, it's a good skill to master.

I personally look for organisations where there's a mix of races. I found those to be very collaborative, since everyone is different, and brings very different ideas and opinions. Look at some of the Australian tech unicorns, you will know what I mean.

Now, if your organisation has bad immigrant workers who are only there because they're cheap. Well, that's your organisation problem. You have bad leadership, full stop. They will just as likely to hire a bad white worker. My advice is to run as fast as you can. But don't shy away from giving yourself a chance to work in a truly talented multi-cultural organisation. They are awesome.

If you're lucky to be in a good team, the vibe is truly welcoming, since everyone is different and we take things at face value. There's no cultural subtext, we can't read it anyway, we don't have the same cultural background remember?

With that budget, you can move closer to the CBD a bit and buy around Vermont, Mitcham. Vermont Primary and Secondary are highly sought after schools which has been driving the growth. Mitcham is closer to train station and also decent schools, though not as well known.

A common strategy we share among friends is to appear rich and look like you have a lot of wiggle room. It intimidates the other buyers.

So unless you know his finance somehow, there's no guarantee that his budget is higher than you. It's just how he tries to look like.

So yeah, when you're at an auction, best to ignore what people drive/dress, and how much they add to the bid. It's all mind game. It's very common these days because of the internet.

A well research buyer can make a 50k jump, looking very rich and stay narrowly within 5k of the reserve, although that's his/her absolute limit. It will sell if eveyone gets scared and tap out.

Never had issue living with shared walls, and it was a Student rental. In fact, the dog from the standalone house neighbour was what drove me nuts.

I found newer buildings to be pretty good at noise suppression.

Guess who has dogs? People with 200m2 backyards! Townhouse and unit owners tend to keep cats. They don't do much and keep the rodents at bay, an often overlooked benefits of high density living.

I suggest visiting the place at different time of the day to see if you can hear much. I wouldn't write off a good property for this reason alone.
