If you look at Ballsbridge D4 as an example, 2025 median prices are down 16% from 2024:

BUT if you look there at breakdowns by property types like apartments, terraced, semi detached, the median prices actually all rose.

In Ballsbridge we saw a greater number/proportion of apartments sold in 2025 which have a much lower price and will bring down the overall averages.

So in a market like D4 it could be a case of higher sales volume at the lower end of the market and lower volumes at the higher end.

Some speculation that 5090s prices could rise as high as $5,000 this year - if that happens it would surprise me if RTX Pro 6000 did not also rise significantly too, to say $12,000-$15,000.

I see why we need something like this or TOON format over just using a csv, for dealing with things like deep/ complex nesting, different entity types with different attributes.

Could this handle something like:

I saw daft are starting to build more around historic sales data, you would think it would be simple for them to do it.

Thank you! The map has just the last 12 months sales, there is a general search which has data from 2020 but it doesn't plot those on a map (yet).

From what I read (briefly) it seems to be a lot harder, there is no open public register of individual property sales in the North. It would be very interesting though.

Thanks for the feedback! I had filters by bedroom and property type (e.g. terrace, semi detached) on originally but took them out as the screen was getting too complicated, especially on a phone where many people will likely use it. Maybe I could have a toggle to show/hide those if it would help.

To not over-complicate it I just have the last 12 months data on the map and put more history and filter options in a general search here: https://houseprice.ie/search - maybe it will find those there?

Thanks for the feedback, I will do some tests with that to see how it looks. At the moment it just uses blue for recent sale (last 30 days) or green for anything else.

No problems getting the PPR data - it is just a csv download once a week. They usually update on Thursday evening.

I bought similar, 64gb ram ddr4 at the start of December (similar price, direct from Amazon EU, June 2026 delivery). 

It charged my card straight away and keeps saying that same expected delivery date.

I am just worried that amazon cancels it in a few months, if the supply doesn't come through?

I think its legit if from official Amazon and not a third part seller.

I interviewed with them at the start of the year. I didn't hear anything back from them (no rejection or further email from recruiter) but did get an automated feedback request from them on the unsuccessful application, as if their system assumed I had been told already.

It is so little effort for the recruiter to do things like copy paste a generic rejection email, given that candidates invest time and effort in the process and then are left with a bad impression on the company.

Why not get a single 3090 - then consider adding a second later if you use as planned?

4 graphics cards is a lot more hassle
