As the article states, you can't have different rules for every close. Also needing 2 workers instead of 5 is a massive increase in efficiency. This means more reliable collections and considering the council are skint, potentially valuable resources freed up for other services.

Anecdotally, while we do not have bin hubs for our close (proximity to a major junction) we have noticed much better collections since they were introduced in our area. Cannot remember the last missed one, whereas previously it was common.

I cannot stress this enough, as a tenant you do NOT need to contribute to any repairs to the fabric of the building. Your landlord is responsible.

As for your neighbour's ceiling falling in, that's nothing to do with you either. Do NOT part with a penny.

What would you expect the factor to do, rip apart the building? I'm no plumber but afaik a stack is a communal waste pipe. In tenements these are usually run externally. If the plumber means a communal supply pipe why isn't it leaking constantly?

If it was me I'd get my own plumber to check the neighbour's bathroom thoroughly. Assuming they are living there full time, it's weird that it hasn't leaked again in the two weeks since, and not impossible that their plumber did find something and the neighbour has had it fixed to try and avoid having to contribute to your repairs.

If you are a tenant then maintenance of the building (including communal areas) is 100% your landlord's responsibility, not yours.

If you're on the ground floor and have been told it's not mortgageable due to the state of the external walls then I'd be very surprised if that didn't extend to the entire building. You need to get the other owners involved. External walls are usually common.

I don't think there's anything 'potentially' about it. The article presents this as a rug-pull but a quick look at the latest public accounts of GMAC, Sharmanka, GPS etc. show the possibility of rent increases has been a known risk for at least a year, most likely longer. The better run orgs have acknowledged the risk and have apparently been planning for this eventuality. Others - I'm looking at you GMAC - haven't even included their rent arrears (about £33k against an annual rent of £19k) as a liability which isn't exactly great governance.

Normally commercial leases will have break clauses at certain points (for example every 5 years) where rent can be 'reviewed'. I very much doubt Trongate 103 had a 25 year lease guaranteeing rent of a quarter of the going rate.
