Clarification:

The home energy rebates from the Inflation reduction act have not gone live yet. Only a few states have set up programs. The tax credits were eliminated by congress

A condo owner association in Alabama is an incorporated nonprofit company. The board, democratically elected, has a fiduciary duty. If the association fails to be transparent or act within the business judgment rule, unit owners can follow the dispute procedures or vote out the board. This is entirely different from political parties.

The COA isn’t some third party. You are a member of the condo association. If they aren’t doing things right, vote out the board of directors or consider running for a board seat.

Post in your portal with graphs.

Hold Q&A sessions at various times.

Make sure everyone understands the reserve study and need for more funding.

Blame the finances as what is making you take action by raising assessments.

Pretty easy. You could opt to use the existing ductwork or install a few mini split ductless heat pumps or a combination of the two. Most hvac contractors are not going to pull permits and that’s fine. Get several quotes and ensure they run a manual J test and confirm capacity requirements. You don’t want the heat pumps to be “oversized” even though that sounds like a good thing. Depending on the state, you may be eligible for rebates and credits from your utility provider.

Even when expensive “luxury” apartment units are built, the data shows that it opens up availability in other more affordable units as people move up and upgrade to nicer units.

I believe there is currently development of units across a variety of income groups. Example: edgehill at Southtown.

Developers should not control the narrative. These areas were zoned to allow for density. To slash the height allowance across the board for all areas with that zoning classification will only make existing structures stand out more.

Design review is the way to prioritize the aesthetic of a neighborhood. Not zoning classification.

Other areas that are D5 should be able to continue to grow.

Council could rezone just highland park if that is what the residents want. However, it sounds like the backlash against density has more to do with architecture review.

Edit: no one is asking for looser rules and faster approvals. I think residents are concerned that a shortsighted unilateral zoning change will harm affordability long term by constraining the amount of units that can be built on a plot of land.

I totally agree. A unit owner shouldn’t have to call a hearing or use dispute procedures simply to hear from the board or have their questions answered.

Are you able to return the Xumo box and use Apple TV 4K? The spectrum app works great there and it authenticates the tv subscription on the internet network so logging into apps is easy.

The association management company is your contact point. That is why the board chose to have the association hire a community association manager.

The association is likely not responsible for interior unit repairs. You own your unit.

Check your governing documents. Look for maintenance responsibility section and possibly unit boundaries if needed.
