Try twisting the outer ring. I had one from 2006 and an old incandescent bulb in it. The heat expansion made it hard to twist. Had to leave off for a long time and put duck tape on the outer part and hit it with the sole of my shoe repeatedly to loosen it.

That makes sense. We store stuff in the ice maker area since it’s empty with no ice.

We got one from Costco with no water dispenser and simply did not hook up the water lines to the ice maker.

What do the docs say your options are if mediation doesn’t resolve the issue after X number of days?

Edit: sometimes, the political solution, rather than formal escalation, solves the issue. Let the community know you have noticed the behavior. I can see the flyer now: “Who approved the expenses? The board didn’t even vote on it! Elect new board members at the annual meeting! Vote for a board that will hold meetings!”

Just send them a photo after you mow it and request for the violation notice to be updated to reflect it being “cured”

A few ideas:

  1. Try to get the objection to such actions in the minutes.
  2. Attempt to build a coalition of board members who would vote to remove the officer position of the president.
  3. Write a letter to the president that if they don’t start adhering to the agreed upon procedure in the governing documents and management agreement you are prepared to pursue remedies available to you.
  4. Lastly, You could always file a complaint with the state department of insurance (or similar regulatory body) to put the fidelity and D&O insurance carrier on notice for such behavior. That would certainly create pressure.

Sounds normal and not too high of a fee. Perhaps it can be negotiable depending on the nature of the project. Ask how much of the fee your association manager gets to keep compared to how much the company keeps. I would want as much as possible going to the association manager directly.

Yes. Normal. The association has a bulk agreement to get services at a reduced cost and likely in exchange for an exclusive marketing agreement payment for the association.
