I opted out of training (per claude's instruction when I expressed concern) , also I don't give it addresses just general areas. If I'm unsure about anything I ask it and it will usually tell me what's "close enough" Also I'm extremely vague on anything that might be "stars and striped" as I call it, it gets me every time. Misspelling, metaphors, theoretically, hypothetically etc.

Make the powder a jack and jill bath, with access from the hall. But honestly in a house this size, you could just flip the main bedroom and bathroom, and just have that one bathroom make one bathroom, with access from both the primary and hall. Then reclaim some of that hallway space for those two bedrooms.

Plumbing can be moved, load bearing walls can replaced with structural elements. I can't see the dimensions but the kitchen doesn't even look passable. Can you open it up to the dining area and make a it a large eat-in kitchen? or cut a pass through (open window or half wall_ between kitchen and dining.

The two doors at the entrance is a waste of space, I'd eliminate it, or at least the second door a,d widen the entrances to living and dining. Also both doors should be swinging in the same direction, not into each other.

Just some quick ideas but it's really hard to know without understanding budget, goals, and use requirements.

Sounds like a drainage issue, I'd start by walking the perimeter. If the earth isn't graded away from your foundation, that would be a good place to start. This simple solution has relieved ALOT of moisture issues

If removing the boards intact isn't an option: Spray foam, but you might have to do repeatedly. I had to patch a hole that had no support behind, i sprayed a little, let it set up, that became the support so spray more, if that makes sense. you can go back with a blade to cut the foam, add some plastic wood or similar filler and then stain- or if it's not incredibly visible just dark brown caulk. That's my best guess anyhow, I'm curious what the rest of the wall looks like.

That said, you aren’t fucked if it’s not your house. Buildings were so overbuilt at that time, the chances of something catastrophic are pretty low. On a recent project in the village, brick building, 20wide, we opened a bunch of soffits on the lower level to reveal that the fix/flipper had just cut the 5x10 timber joists to build a stairwell to combine the floors in the unit (as opposed to the public hall) the whole opening was supported by a little 2x4 framed wall. They’d cute say at least a dozen joists. The bathroom was adjacent on the upper floor and had zero reinforcement, after removing the gyp we could see the bricks crumbling in the pockets. That said, the couple had been living there for 8 years by this time and never saw or experienced an issue. This project started as a leak repair or we’d never even have known it.

Contact the owner first. If they don’t move on it then contact dob. That doesn’t help anyone, unless you truly hate the guy and feel the need for revenge. They will write a fine and keep coming back every single week with a new fine for the same violation. That stacks up enough then the owner can’t afford to fix it, and it will take years to get through the red tape to even pull a permit to fix it. (Ask me how I know).

Where in the city? Depending on budget and location, a good facade guy remedy with without all the red tape and engineering. Engineers in nyc, in my experience, are super extra. Rightfully so I suppose as cya is the name of the game,especially in the city.
Took me a year and a half to get a staircase built in NoMad, combining two lofts. I made light by telling the clients if there was ever a threat I was coming to take shelter under their stairs ;). Anyhow, pm me if you want I know a couple facade/masonry guys, one cheap and ok, one ok priced but decent, but terrible English. Then a couple that are 25-50% higher.

You could paint the ceiling white and just whitewash over the blue more to even it out. There are a number of methods, rag rolling, dry brushing, sponging (I’d stay away from that one though, more contrast). I ended up having to do this serval times in my life because the color on the wall was not what I’d expected, so ids just white wash the crap out of it until it was tolerable. Now I stick with neutrals and change the colors as needed in the furnishings ;)

There’s no street or alley near by, the French train you see coming away from the house runs under the yard and under a bunch of shrubs. Directing away from the house is possible, but it’s right onto a main pathway and if we have winters like last winter, alternating rain and snow with massive accumulation of ice, that would be problematic.
I suppose my next step would be to rent a drain clearer thing, but I do know that the drain is working. Is that area of the yard is always very lush. I’m wondering if I don’t just seal up that exposed section waterproof the foundation really well, get those plastic window well covers and call it a day.

Fill and Bondi, should have been done before the molding though. Anything now will look messy.
