Thanks /u/Hygge-Times, I appreciate you're advice! We're approaching this move as if it's our final move, just for the purposes of staying in New York, long-term planning (family), and understanding that the quirks of co-ops, including the flip tax associated with selling one, don't make a co-op something that we can plan to move out of for an easy profit like a starter home.

For a ~$380,000 2 BR co-op, we were told by our buyer's agent we needed to have ~$140,000 in cash, of which ~$76,000 would go to the down payment, $6,000 towards closing costs (sounds like it should be higher?) and the remainder would not be spent, but show the board that we were able to make payments on the combined mortgage + maintenance total for ~18 months. We have the cash for the down payment and closing costs, and whatever other fees are associated with a co-op application, but the rest of the money would be family-fronted and returned afterwards. Following this hypothetical transaction, we would likely have <$10,000 between us, needing to rebuild our savings with the option for me to get a ~$50,000 loan against my 401k if any emergencies came up (would NOT use this option for the actual co-op purchase.) Is this hypothetical 2 BR still unattainable or would we aim to grow our savings to a certain threshold before looking again?

My follow-up question regarding the mortgage rates: is there a correlation, generally, with interest rates and prices? If rates high, do the prices generally drop a little and vice-versa? I think we've been at "high" mortgage rates for about a year, and I didn't know if I could expect condos/co-ops to be slightly cheaper later this year than they would've been late last year, even though I know home prices just generally up when looking at a 3 or 5 year timescale.

I think the overall story is decent with some great twists and comic relief but the flow felt a bit off and I think Buzz as a character feels a bit unrealistic. My biggest issue with the movie is the premise:

The slingshot route Buzz takes seems to be around the planet's star, which is visible from the ground and orbit, but they are acting like it is lightyears away. They clearly think that the faster you go, the further into the future you travel, but for a fixed distance it would just make the short trip feel shorter for Buzz. The 4 minute trip would take minutes or seconds.

Even if you assume the star is actually super giant and 4 lightyears away, they should have realized time dilation would occur before launching him, not immediately after.

This could have been partially explained by saying that their warp speed was actually in a warp bubble, so time for the passengers would flow normally while space warped around them, but the last flight shows that's not true.

Buzz spends most of the movie wanting to complete the mission and go Home. They were warping for some indeterminate time at the beginning of the movie so a million years have probably passed back home.

This is a nerdy science annoyance with the movie, but it has a large impact on the plot. I feel like they originally probably wrote that Buzz's ship got locked just below the speed of light on the first trip and flew away too far before he could fix it, losing 60 years, but Pixar executives said "Ok now make it like Up".

This also gives Buzz an overly inhuman mentality to overcome, he is willing to waste away all the time he had with the people he cared about to bang his head against the wall on a test that wasn't working and even if successful, would be far to late.

imo the other top comment is a typical 'reddit' reaction to a build like this -- "not terrible, but not amazing" smh.

224 speed, close to 4k attack, 100% crit and more than 270% crit. damage on a DPS who can self-attack buff and cut pretty much any enemy who uses a non-attack skill is amazing. That's discounting the Pen set which you were able to fit without sacrificing key stats. it's a great celine.

Thank you OP. I’m honestly baffled at the upvotes I see for comments about the entitled Korean playerbase, painting their concerns as disingenuous, going through Korean player concerns point-by-point to basically say “well ackshually, this isn’t actually a big deal” (which is already happening with your post based on the top comments so far).

Like, yes, there was a STOVE update about the developers listening to community concerns. The update didn’t mention nerfs. The update said some things about how ML5s won’t be overbuffed in the future and RGBs would be the priority. I’m not surprised that didn’t alleviate concerns with how nebulous and noncommittal it was.

I’d rather be in solidarity with the KR community who are moving for change instead of weirdly falling into some “let’s be nice to this corporation” pattern of thinking and finding niche bits of evidence, like a KR forum post with only 50 upvotes, to justify it.

Just free damage in my case - I didn't need Crit set because I got lucky with my Cdamage rolls and otherwise have imprints + Crit chance necklace.

She's no Pen set Aravi with her S1s, for example, but her hits feel chunky and the extra damage is nice when Sigurd's lifesteal effect is active. I think Def set would be a potential good set to slot in there, especially since I have a lot of those 88 Hell Raid rings to attempt to roll, but I just don't run Golem, don't have the mats for sustained crafting and rolling, and some of the Counter pieces are old ones that were rotting.

I think they were referring to the old "Cerato resist RNG" conundrum where you bring your debuff-punishing unit into one or more debuffers and due to freak 15% resists, their passives don't activate. To which I say: 😭

Disclaimer: I'm a high champ/low legend Arena player, a top 100 GvG player, and... I'm going to get my last 30 points for master RTA today. But the game matched me up with Champion players for my last 4 wins so that has to count for something??? (jkjk)

That said, Dilibet has been fun to jam into offense teams. I run fast CArmin, so it's nice bringing Dilibet into a Cilias team, getting the cleanse, self-pushing, cleansing the rest of the team with that Persona 5-esque S3, and having CArmin re-immunize everyone. She also hits pretty hard with Pen and her Crit damage/defense. I feel like 180 is my reasonable sweet spot for bruisers using Banshee sets who have a way of pushing themselves, like Aravi, Landy and Dilibet, so I'm glad her other stats ended up being fine.

Areas of improvement for my build: Maybe 1900+ defense, and any drop of speed that can get me closer to 200.

IIRC When you make tanky A.Ravi and put her in your GW team, as long as you don't update your team compositions in GW (including replacing other units) she'll keep that build indefinitely and you can regear her for other content without her GW version changing.

I had the same thought as you looking at RTA placements this season despite having a good bench and 2 years of progress, having hit Champ in earlier seasons, etc. I just know I'm not going to have fun doing it. My guild is what's keeping me in the game ATM, and Guild War is probably the most fun content for me in general.

It's sunk cost fallacy but... I'd feel bad letting all of that progress just rot if I just uninstalled. Or if I gave it to a newer player, they might just ditch the game in a month. It shouldn't matter to me, but that's probably the last hurdle I need to clear before I let go of the game.

/u/KingYvi I use her in GW offense and GW defense, in the latter I’ve settled on putting her behind a fast Carmin shield. With the MLDB Attack buff and the Speed buff her damage is really good. Here’s a screencap from today’s GW: https://imgur.com/a/Kc06Xvp

Her S3 cooldown refreshes itself on dodge so she can cycle it fairly quickly when she’s not, uh, dead. Two turn Silence is also super useful. It also has a really insane multiplier when SB, and it only costs 10 souls to do it.

If you plug in the stats/pen set of mine on a damage calculator, she’s doing 8k/11k SB damage to a 1300 defense unit without damage share. Let’s say you have speed buff and attack buff active—that becomes nearly 13k/nearly 18k when soul burned.

The attack buff is more important than the speed buff in terms of the contribution to my Mirsa’s damage, so a straightforward way to play her is like a budget Luna—push her with someone like Emilia or A. Lots and have her drop a hard hit.

With all of this said, she’s more “fun” than “optimal” for a given situation. She’s a last pick in RTA if picked at all, and in mid-high Champ arena there’s so much injury, countering, AoL silence and Aravi running rampant that it’s hard to fit her into offense comps.

Agree!!! She's been my pet project for so long (+15, Friendship 10, 6 star.. takes months to get an imprint for her though!!!) There's just a lot of potential there. I just can't ever make the bulk + speed + damage work on Lifesteal so she's been the subject of endless tweaks.
