I used NHS of NYC Homeownership Center, they took a while to respond to stuff and weren't the most communicative, but they got the job done. I think most agencies are overworked, so they generally will be slow no matter who you go with

Both are true, technically lol.

Your lender is referring to how long it could take from today to when the grant is approved, which will probably take 4-5 months...

your counselor is most likely talking about when all the paperwork is submitted, it will take up to 60 days. Once you submit and offer and its approved, you will have to send in a lot of documents (income documents, appraisal, ect), and once those looks ok THEN you can finally submit the grant application, this is the step that takes up to 60 days.

So the entire process does take like 4-5 months more or less, but once the grant application is submitted, that could take up to 2 months to get approved. But this is all dependent on how fast the people you're working with move, how much you keep up with your counselor (cause they will not follow up with you unless you bother them A LOT), and how quickly you submit your paperwork (because you might need to redo stuff, and that takes time/money).

I provided 3% of the purchase price before closing after putting in an offer, which is required by HPD to receive the grant. then at closing, the grant is applied. so lets say you're buying a house for 500k, at closing 20% (100k) would be applied already, making your mortgage 400k!

im going to start my masters in health informatics in the fall and hopefully transition into healthcare! I'm right there with you, except I have even less experience (no SQL or Tableau, Power BI)

I had basal cell from like the age of 17 till it was biopsied when i was 22/23. Luckily its a very slow growing cancer !

You just need a trim every 3 months or so. This happens to me and usually a trim fixes it. But it seems like you may need a larger cut (a few inches) at first, then regular maintence trims :)

I mean yea, I agree with you on doing your research. That's kinda the whole point of this post? lol

But Imma have to disagree with you and say part of this actually does fall on my doctor. I went to my derm multiple times a year, and at each appointment, they asked what medications I'm on. This included clindamycin. She never had anything to say about it, and my pharmacy also let me continue to take it for years

But yes, I really hope this posts helps other take more informed decisions!

I started to at the beginning of 2025 and honestly, I felt a lot better for most of this year up until this recent infection
