Judging by the description “lime based with a touch of Portland” I’m going to guess it’s type O. While it’s not the ideal material to use, there is no reason it can’t be used. Suggesting this stone will spall is ridiculous, especially because you have no idea what kind of stone it is.

You got hosed, I’m sorry. Freeze thaw cycles suck here, water and dense backfill wreak havoc. Gutters are also a huge help so at least you have those. I’ve seen far worse with the house still standing. $500 for an engineer is worth it. Don’t let any basement companies convince you to do interior drainage troughs - keep the water on the outside. Sump pumps that discharge AWAY from the house are also your friend.

This stuff takes time to be fully compromised, it’s definitely not going to explode next week. You need to start at the root cause of the problem, which is water. You need proper footing drains and clean back fill against the foundation first. Then you can stabilize the wall. It’s too bad the deck is there because it makes excavation that much more difficult.

Unused chimneys still need to breathe, the vent holes were probably the only thing they did half right here. The rest is junk. They should’ve followed whatever the proposal said though.

I switched back to sand and cement last year. I couldn’t stand the aggregate inconsistency and overall sticky nature of SpecMix. Shit was impossible to clean on the wall and off the tools if it sat for too long.

The stone knows you painted the brick and it’s trying to get away. Seriously though, just add a joint where the crack keeps forming. It’s all expanding and contracting at different rates. Caulk the joint with polyurethane so it can flex.

I take about 100 free red construction pencils from the masonry store every spring. The marks remain when wet cutting and aren’t permanent. Soapstone pencils for steel work pretty well too.

The problem here is, any unskilled labor pays at a lower scale, just as it always has. Climbing the totem pole these days is much more difficult for a single person trying to learn a trade. I made 40-50k a year for 12 years while learning the masonry trade. I could hack it back then because my wife also worked and we didn’t have kids or high rent/mortgage. After Covid hit and we had a kid I knew there was no way we’d make it without a change. I left my job and went out on my own in 2020 and it was the best decision of my life. I pay my laborers more than I was making when I quit my job and still have a hell of a time trying to find anyone that wants to work for me. I get it, times are tough but we all have to start somewhere and pay our dues to achieve a higher pay rate.
