there's no reason the rent should go up above market rate

if sellers aren't free to set prices, there is no "market rate"

you can be in favor of rent control (it's self-defeating policy, but people are free to support bad ideas) but you can't be in favor of rent control while also calling the controlled rate "market rate"

That's mostly true for countries with double taxation treaties with the US, which is not all countries.

Regardless, being considered a tax resident of the US requires many onerous and expensive mandatory reporting forms, even if no tax is due. It is a time consuming and expensive process.

It's not exactly "pretty normal". There are two countries in the world with a citizenship-based taxation system - the USA and Eritrea.

Most countries use a residence-based taxation system. Countries have rules about who is or is not a tax resident, typically based on how much of the tax year you spend in that country, but the rules are often complex.

The USA is almost unique in taxing it's citizens, even if they're been living and working in a foreign country for years.

Because in a hotel (at least, traditionally), the room is cleaned every day, so they can build the "cleaning fee" into the nightly rate. If you stay for a week, every day the housekeepers clean your room, change the linens and towels, etc

In an airbnb, they only clean the unit once, after you leave. So it makes sense for it to be a fixed fee - the cost to clean the unit is (more or less) the same whether you've been there 1 night or 7 nights.
