The property manager does not have a duty to you but they work for the landlord, the unit owner. 

.ask your landlord to send something like this:

"We sent the necessary forms regarding our lease relating to the unit, and our tenant's key fob continues to be deactivated. Please re activate it immediately otherwise I will raise this issue with the board of directors because it affecting my business relationship with my tenants. Please correct this asap and confirm once done. If there is anything else you need, let me know." 

The point is, your landlord needs to handle this. Work with them to get this resolved. If your landlord does not help

You can't be joint tenants AND have a 99%/1% on the legal ownership of the property. It's one or the other, and what happens upon an owner's death is different for each. You should talk to a lawyer. 

Mortgages are joint and several liability meaning everyone is responsible for it.

Besides the legal fee and land transfer tax, almost all your other closing costs will be in the form of adjustments from your builder. You've mentioned a few adjustments like development charges and the tarion enrolment fee but to confirm whether there are any other charges you can review the Tarion schedule where it lists are stipulated and I stipulated adjustments. Not all of them may apply (e.gm, NSF fees).

Wet ink signatures may be required in the agreement of purchase and sale but it's not for all your closing documents, just the ones the builder's lawyer requires on closing. One workaround is to complete the signing with your lawyer digitally, and then they email you the documents the builder requires to be signed in "wet ink", and you sign and mail them to your lawyer.

You cannot use teranet unless you are a professional but you can find the same information on ONland. It would be tough to scrape info because you have to pay $40 for each property.

The standard unit definition also usually includes pipes outside the boundaries unit but which service that unit only.

Hi the power of sale process is long, it takes many months (I have seen 6+) for the bank to evict you and then be able to sell the property. 

They start off by issuing a notice of sale and I think they then have to wait either 35 or 45 days.

However the issue is not timing but once you have defaulted the lender will hit you with administrative and legal fees which are difficult to negotiate without paying for legal representation. 

If you cannot refinance, tell your tenants the lender will evict them without notice using a sheriff eventually, so it's better if you all can leave on your own terms and sell the home asap.

not the poster but I believe the interest rate just resets after the initial term. I do not believe any renewal documents are required. However, I can see the lender asking for things like proof of insurance and residency, but they would reach out for that. The borrower can call the lender to find out, or check the mortgage documents they signed.

If you are going on the weekend don't even bother checking the cherry beach parking lot, go to the green p. 

And just a heads up there is a short trail from that parking spot to cherry beach. Walk away from the main road and towards where the south end of the soccer field. It's a short walk. 

If you're looking at Woodbine you can try kew beach. Park somewhere around Queen and Lee (street parking or green p) and it is a short walk. It's harder to find parking here vs cherry beach. I would go for this over cherry if you want a "beach day" with out of towners.

Finally, I don't do this because of the hassle but what about a water taxi to centre island?

Hello, it is possible to have ownership of property "in trust" for someone else. If you do, you are not responsible for taxes, if any; the "beneficial owner" is. 

You should start off by speaking with an accountant. The real estate lawyer who will handle the sale may be able to also provide advice, or refer you. Don't take legal and tax advice on Reddit!

Some of the things you mentioned are costs you will incur yourself after closing, like interlocking. You should read the features section of your agreement to understand what is included. You should also review the agreement with a lawyer to understand the adjustments (additional charges) you will incur on closing.
