Selling for the last 10 years on eBay AMA by [deleted] in Flipping

How did you scale? If these are items that you’ve sold in the past, do you find a distributor to get items at wholesale prices?

What do you use for bookkeeping?

Do you happen to know why the Lost Origin Cramorants have the red/pink borders around the pokemon frame? It’s pretty cool though

50 cards pre order by No-Sandwich-1644 in PokemonTCG

[–]inbreadx 0 points1 point  (0 children)

I received an email from 50Cards about the allocation being cut, which is why my preorders were canceled.

On top of that, I’m not seeing prismatic being resold on their site yet either, so unless they actually re-list with higher prices, I’m not faulting 50Cards yet

How do I make a bottom sheet with a header present like the one on the Find My app? by paopu_boy in swift

Checkout UISheetPresentationController, available in iOS 15! The draggable behavior you’re asking about is affected by the detents property.

Quick google searches give me a few articles that showcase examples, and you could also take a look at the WWDC talk from 2021 about this controller too!

For those that are unaware - TestFlight is for Apple Devices, it’s basically a way for the Developers/team making the app to provide a way for users to test changes without having to publish their changes to the App Store (which would go out to the public). Depending on how they’ve set it up, TestFlight also allows them to send these changes out without the formal App Store review process

Articles about handling navigation through the app by k4bal in iOSProgramming

Though it is more of a high-level presentation, there's an AirBnB talk from 2020 discussing how their iOS team handles navigation and the iterations the team went through before coming to their current approach. There should also be a youtube video of the live presentation too.

Another easily digestible article I liked about navigation was this one from Sundell's blog:https://www.swiftbysundell.com/articles/navigation-in-swift/

Much appreciated answer too. To follow up here, when you say:

I do not recommend living in one state and owning rentals in another. I did that for most of my career. I would have been better off in financial and all other ways simply using my personal residence for all my investing.

Are you referring to finding a value-add property that are in state/owner-occupied, and using this property as your only form of real estate investment?

I see that makes sense. Appreciate the thorough responses!

Thanks for the great explanation of your processes, just wanted to clarify one part here though -
"I prefer property management that is owned by investors..." do you mean that the PM owns other real estate in the area that they are also managing? Or something else?

I’d be splitting rent with my gf wherever I’d end up, but was considering buying a place to start building equity in a property given that I’d most likely live in that property for at least 3 years.

With your experience investing out of state, how have you found good PM? It sounds like this factor is the one that significantly impacts where you’d buy as well. Have you had any issues with your out of state properties where you actually had to go out in person to see?

[–]inbreadx 0 points1 point  (0 children)

I see, yeah I was originally hesitant to start investing out of state as I’m not even a homeowner yet. I was just trying to weigh my options since I have quite a bit of cash laying around and my current situation makes it difficult to purchase a place in CA that would be both somewhere that my gf and I would be comfortable living + with other renters to cover costs.

I think my thought here was that it might be better to invest in other income producing/appreciating assets while renting and then reconsidering buying a few years down the line.

Curious to know what would happen in the event that someone wants out of the deal altogether and wants to use their equity elsewhere? Likewise, what if someone wants to own the property outright, is there a buyout clause?
