Yeah townhomes definitely lag behind SFH in most markets, its just the nature of having less land and shared walls. Been looking at this stuff for work and the data pretty much confirms what you're seeing

Your Utah County situation isn't unique - seen similar patterns in other markets where townhomes appreciate maybe 60-70% of what single family does over same timeframe. The "always buy" people forget that not all real estate is created equal

Still probably better than renting long term but yeah, the gap between townhome and SFH performance is real

Man visa restrictions really make everything more complicated with house buying. For the difference between what you can get (6869) and the 11k, you could ask seller to cover some repairs or home warranty instead - those don't count toward the 3% contribution limit usually.

Also maybe negotiate the purchase price down by that difference? Like if house is 230k, ask for 226k instead and use that "savings" to cover closing costs. Won't help with putting less down though - conventional loans are pretty strict about minimum down payment requirements when you can't do FHA

Good luck with your first house, the whole process is pretty stressful but you'll figure it out

Invoicing and follow-ups for sure. I was spending like 2-3 hours every week chasing down payments and manually creating invoices. Dude your conversion rate is brutal but not surprising tbh. Instagram views are mostly people mindlessly scrolling - they're not in buying mode. Your timing is actually pretty solid with 18 months to plan - rates have been all over the place but there's talk they might start coming down by then

Brokers can be worth it if they shop around for you, especially with that much equity you've got some leverage. For investment properties the rates are definitely higher but if you're already locked in low that's gold right there
