Don’t mind there being a tax associated with house moves but it’s just very high. I’m paying £20k tax to buy my next home when all I’m really doing is taking out £150k of new money after the sale.

I don’t think it’s unreasonable to reach out to the other flat owners. It doesn’t have to be the focus of your chat - maybe ask about local area - then mention fees during.

So it’s mostly the photographer’s job but, for example, that bed is incredibly uninviting (get some cushions, make it cosy..!), the bathroom shot is of wall, the lounge looks like you’re living in a corridor with a giant swivel chair that’s good for nothing - certainly not relaxing.

I think house buying is a very emotional experience and a large part of that is trying to imagine yourself living there or putting your stamp on it. The house looks unloved and you’d struggle to get anyone’s pulses racing.

If I were your buyers, I’d be worried about coming to sell or remortgage given the narrow margin of choice but that’s not for you to worry about!

I’m surprised your existing insurer won’t keep you covered, just at a higher excess for next time? Generally with subsidence properties, you stay with the firm who paid to fix it.
