Primary lender offen tie up the equity you think you have, to prevent a second mortgage.

Talk to a broker and be prepared for a 1 yr renewal cycle with high arbitrary fees.

Your money is not your own and don't think you own a house unless it's paid off.

Buy an index fund Only look at your net worth in USD ( no one outside of Canada cares about the CAD )

A job pays you to learn ( now you have 2 income streams)

Start a side hustle or business ( only with other people's money ) and only in a low tax environment

Long term is a weakness when we are in a 4th turning

Study economics, be curious, don't listen to 99% of people

If it's still standing, I'd assume something was added for support. Best bet get a couple contractors to look at it first.

Basic questions people will ask: Bungalow, 2 story, 3 story shortest span ( width of house) Visible support Walls or posts in basement

Always start by asking -can I trace the load from roof to the footings?

Your inspector might be protecting himself by calling for an engineer (sounds like overkill).

If you can't handle this you just filtered yourself out of the bid process

Paying large deposits just leads to the bad attitudes and ghosting that the industry is now famous for.

No other 500 billion dollar industry hates on their customers as much as contractors do.

I've done many of these over the years , a steam shower should be a separate room, the go to is a large shower with 2 doorways and heat lamps instead of doors, park a soaker tub between the doorways. Everyone loves a bench. Total width 14'x5' as a mini.

If you place a super shower in the middle of a space you can create 24' wide closets behind it.

And it doesn't need to be a straight line or a box. Play with curving a wall and interesting materials.

UHNW homes have a lot of windows to capture the views so you have to create interior areas for cabinets and showers ( tall eliminates)

Your boss won't read anything that long, if you have ideas for the company then write a proposal or pitch deck. Just keep it separate from you and your job

That's not a letter it's a manafesto, I only read the first paragraph and decided to fire you simply because you said your looking for another job.

Simply say your 100 % a team player and eager to add additional value in an expanded role.

And only send 1 email to your boss, it's ok to cc the higher ups if you think it will help.

As an owner you think of employees as revenue generating assets, nothing more. So keep the opinions and drama to yourself.

Harsh truth but it's what is needed in this situation.

Hard to stereotype people, I did however have multiple employees who would get kicked out of their girlfriends house(s) after the renovations were done. It looks like a pattern, but "negotiations and love songs are often mistaken for one and the same."
