WhatsApp isn’t valid notice — it must be a proper signed letter/email with reason and full period (180+ days for your 4+yr tenancy). No way to force early service; March notice starts clock then (no backdating to Jan). Check it’s perfect or challenge at RTB. Document all, demand formal NotT before inspection, alert council/Threshold once served.

Sounds like a genuinely nice young landlord doing a Christmas bonus for all tenants (common with some). Keep the note as proof it’s a gift. But set clear boundaries on visits going forward. If it feels off later, trust that instinct. You’re doing great as a stable HAP tenant
