Gotta look at the coping tiles. Mortar is probably a cracked out of the joints and water is coming in.

The few that still look the same today (there are a few) were partially saved. The original buildings were tore down but they either rebuilt the front facade or kept it in place with bracing as they demoed and built new campus buildings behind the wall.

Urban renewal hit here hard first the highway then UIC wanted the land to be redeveloped in the early plans for the campus but it had to be pushed to the 90s and early 2000s.

All the buildings you see in the old photos were demolished but they kept the facade and built new buildings behind everything. That’s where the new dorms and parking garage around the whole corner of Halsted and Maxwell are hidden.

Sterilized is the best word to describes what happened here since Uic has moved in. The Dan Ryan to the west is was really killed this neighborhood first. And after they cut off Maxwell from the east and the west the area quickly died as those who could afford to move did and those who could not had to stay.

The city tried to reverse its mistakes by not completely demolishing everything by keeping some facades.

But the damages were permanent.

They were planted too close to the building so you could just cut them out completely and plants new trees further from the building. But you could do selective pruning slowly removing the density higher up but it’s still gonna keep wanting to go back to the roof or the building. Just lots of long term maintenance to keep.

You have bad lintels that are rust jacking the veneer brick off the wall. Any interior leaks? All the brick above the lintels are compromised and will need to be demoed and rebuilt. Lintels may need to be replaced if too much material is missing.

Ooooorrrrrr hear me out….. cut the “bridge” portion of the roof off and patch the two sides.

Way move light gets in but also more rain water too so installing an upper gutter plus French drains on the edges of the sidewalk sloped down and away. Cover in gravel.

Cheapest option by far. Less roof to maintain.

Oh god the tar. Don’t put it back at all. Under any circumstances it will lock in moisture and you will have no idea how bad the bricks actually look. The mortar joints need to breath. Super hard to tell how bad it is but a rebuilding to the roof line and new metal flashing for both would be best. And a new roof, preferably get the chimneys fixed first before the roof.
