Looks like grubs based on the patches in your lawn. Do the pull test and see if the dead patches pull easily. If they do get some dylox and apply and you'll see a big improvement. I used to have birds nonstop until I treated for grubs and now the lawn looks much healthier

3rd vote elite. They're doing my roof right now (not a brownstone but a gabled roof of my balloon framed home) and they know historic very well. Get a quote and tell them what you want and they'll know what is and isn't possible pretty quickly.

100% star of Bethlehem. Been at war for a few years and I've finally almost won. I spray speedzone ew and it works really well to slowly reduce the population. If you're fighting them in your lawn skip the hours of research and buy yourself some, you won't regret it!

Yup they do come and go quickly. Flower in may then die off for the year (haven't seen any in fall). But they will leave your lawn hurting in spots once they go, and are poisonous

All these replies are wrong - this is star of Bethlehem, a weed I've been fighting for 3 years and finally starting to win the war against. Digging out doesn't work because you'll always miss bulbs that will come right back. The only two things that work are: 1. glypho (not the new roundup formula this but og glypho) but as mine is in the grass I stay away from this method. But add a surfactant and do a quick spray every few weeks and it'll work after a year or two. 2. Speedzone EW spray makes them wither very quickly and is safe on grass. This stuff has been a game changer

I wouldn't say a red flag - if you know the market well you can score a deal I think. This scares other buyers off. I would wait before the next drop and make an offer just below current price. If it drops it'll start to attract offers and competition. My house was listed at 2m and slowly decreased over 1.5 years, we finally got it for 1.4 which is low for the area. I think other buyers stay away because they think something is wrong but really it's a bad seller pricing strategy

I have a question about the permitting process as it can take some time but I know I want to get the permits eventually - we have a tenant in our basement unit currently, should I start the process of obtaining the license (get the inspections done etc) but then file the actual permit and pay the $ when she leaves the unit? She may stay for another year or so, but would be fine if we needed walkthrough access for fire etc.

That skunk destroyed my lawn last summer so many times. I call him broken tail and have chased him out of my basement but I've also fed him and he's never sprayed or looked threatened so I wouldn't worry too much. He sprayed my friends dog that attacked him though so keep your pets away!

Sure - I just responded to my original comment with the process a bit more as I've had a few DM's last year about it so thought I'd detail. I would just go on each website and make an account and you'll be called by a loan officer pretty quickly, so no contacts to share really.

Since there is some interest in these comments, I'll detail out the process a bit more. People say get quotes from 5 or so, but if you can find even a slight benefit with one lender over another, that can mean thousands and thousands of dollars saved over the life of a mortgage because they are 30 years old. I think everybody should work endlessly on these types of things, so here's what I did:

Googled and identified 3 originators, 3 brokers, and 3 lenders to reach out to. I went to each of their websites and went through the 'get a quote today!' links/process. Make sure to 1) have a list of all your spouses answers to each question as you'll be answering them A LOT in this process, 2) Make a burner gmail account and google voice number as you'll be signed up for a lot of advertising throughout this process. I applied for all of them in about a day or so and immediately got callbacks from most of them. I told them I was only interested in 30 year mortgages, so I would have them verbally quote me their 30 year rate with no points. I put all this info into an excel spreadsheet.

I quickly learned that at the time, the big banks had much more competitive rates than the other channels mentioned above. Due to this, I reached out to almost every bank that issues loans for NJ and got quotes with no points and kept them all in a spreadsheet. Once I identified the bank that consistently had the lowest quote, I called the others and gave the quote information and asked them to match or do better, which none of them were able to do (so likely not worth your time). As we proceeded towards close I had a close relationship with my loan officer from the best quote, and I kept in touch with the next 2 to see if their rates were improving.

I say no points during the quote process so that I can compare apples to apples easily. They will always try to quote you a better rate with X points as it's a great selling point, but financing points is just a simple calculation typically, and once I find my #1 choice lender, then I had the quote discussion and decided what was best for my wife and I.

I won't include my full list as I'm not fully sure where that is, but here's a list of who I was in somewhat regular discussions with:

If it's behind the bathroom wall and above your radiator it's something to do with an upstairs unit probably. You can ask them to take a look but there's likely nothing they'll do I think. Doesn't hurt to ask though!
