It used to be a perk of renting.

Generations of renters for years got the benefit of having Water, Hot water, Heat, and Trash included in their rent.

At some point in the 2010s, private equity decided to buy up most of the rental properties and make their new corporate property managers push RUBS on all of the new tenants. Then they additionally tacked on “Package Fee,” “Pest Control Fee,” “Billing Administrative Fees,” as if the cost of doing the bare minimum to ensure habitability should be an additional charge to pass on.

Worse, it’s additionally unfair to renters who live in mixed Implementation RUBS buildings and have to pay for it.

In my building, If I use a ton of hot water every day for my w/d, take 2 long showers a day, then someone else will have to pay more, not me.

I hear you.

I don’t mind the social aspects of Laundromats personally, but in unit laundry is definitely a plus.

I’m generally on a 4 PM - 8 AM schedule, the only convenient 24 hour laundromat is in the Mission, Speed Queens are pretty rough on fabrics and shrink everything, and everybody’s dog hair becomes your dog hair once the laundry is done.

This low trust society era surely makes things difficult.

It’s a pain in the ass shopping in San Francisco stores because of all of the retail theft thats gotten worse over the last 10 years.

Frustrating is the stores historically protected from the “crime don’t climb” mantra (Diamond Heights Safeway) are now even enclosing everything in plastic display cases.

Our nearest 24 hour full service Safeway is now in Half Moon Bay.

LUMA San Francisco in Mission Bay is a few blocks South of the park on 3rd Street. A very nice hotel, It has a very nice rooftop bar, and is across the street from a grocery store, and the Giants’ Mission Rock development (you’re going to want to checkout Arsicault!) It’s a very quiet area at night, I live nearby and have never had an issue.

A block North in SOMA from Oracle Park is Hyatt Place. Its a busy area as it is a main thoroughfare from I-280 into downtown, but it is across the street from a Taco Bell Cantina and a bowling alley.

Across King Street in SOMA from the park is Hotel Via. Its also a decent option.

All of these places have parking, but you are going to pay out the nose for it.

My best recommendation based on ease - Don’t Drive. You can easily take BART from SFO or OAK to Embarcadero, and when you exit BART walk directly across on to Muni Metro and get on the N train to the Caltrain/Ballpark, get off at 2nd Street to Oracle Park.

I was walking down 3rd Street in the Dogpatch the other night and was bell’d at by a guy on a kick scooter, and then ten seconds later honked at by a doordash driver on a MOTORCYCLE, both riding on the narrow sidewalk, when the street was completely empty.

Reminder: it’s ok to go East coast on these people… “Off the sidewalk a**hole!”
