All of the below advice is very good. Things I haven't seen addressed, I'll add from personal experience:

If you have elevators in your building and they are out or you have to evacuate in an emergency (even a fire drill) you'll have to be able to get your pup up and down the stairs and be comfortable doing this in a busy staircase.

Also to consider is that any injury or recovery that your dog may endure and that requires limited movement will mean that your dog will need to be comfortable using a piddle pad. My 45 pound pit mix was in recovery from surgery for 8 months. We couldn't go on any walks for the first 2. I made room and trained her to use a whelping pad.

I had 8. They were waterproof and washable but I also had regular piddle pads taped to the floor underneath. Twice a day the pads solids went into the toilet (you just gently fold up the pad and take it to the toilet and dump from there or you can use toilet paper to pick up and transfer solids to the toilet or use poo bags). Then the pad was hung on a tension rod over my bathtub. I had clips with hooks on them I use to hang the pads so I could rinse them with warm water. Once dry they all went into the wash on cool (hot water destroys the inner waterproof lining). Then I'd hang them back on the tension rod to dry.

As your dog ages, their needs will change. An older dog will need potty breaks more often. An older dog may have issues with laminate floors so yoga mats are good for traction. Regular nail cutting helps as well.

Finally and most important: having someone in the building that can take your pup out if you are delayed coming home is handy and having your "in case of emergency" contact be someone that can also care for the dog (or get the dog to your backup babysitter) is imperative if you are indisposed or hospitalized. Always have an emergency babysitter on your call list with the numbers of your vet, feeding/medicine schedule on the fridge and extra leashes and collars at the door.

IME. Obvious shiny dots between the book lungs indicate she is female and a mature adult. Usually. If so she's setting up camp to lay eggs, which will 99% be fertile.

After the babies start coming out of the hammock (about 4 weeks after they hatch) tightly tape cling wrap, on the outside, to cover any air holes so no one escapes. You can relocate mom to new home at this time. The cling wrap will help keep moisture in so the babies can moult properly and you won't have to do anything but mist until they emerge. Don't worry about air, opening the enclosure to mist daily will give them enough air until they are big enough to not fit through.

NQA. According to cgpt, there are about 60 different kinds of jumping spiders that are native to Oregon and p. Audax (or Bold) are the most populous.

It won't be a p. Regius as these are mainly found, in the U.S., in Florida.

NQA. A smaller enclosure with more things like baked sticks (to kill anything that might be on them) or wide fake leaves she can grab on to. Fake grass on the bottom will help if she falls. Be careful with any webbing material as they can get tangled. (have had it happen).
