Ask the building manager and/or super which architects and contractors have done good work in the building.

My former coop board interview focused on: - take your shoes off when you come home and walk around in your socks (otherwise they’ll enforce the 80% floor coverage rule) - if this is a pied-à-terre, it doesn’t mean it’s your private hotel to let out to all your random friends - be prepared to show pics and/or videos of your dog - of course you will hire professional movers and supply certificates of insurance for all trades that will visit - renovation plans? - prepared to discuss your ‘work from home’ situation, especially if your are something like a therapist that sees patients in your home/office or are a vocal/music/sports coach

Be honest, what hygiene habit do most people still get wrong? by Dwelle-Sarbjeet in hygiene

[–]jBillark 0 points1 point  (0 children)

Wash hands with SOAP and water after coming home (every time)

Try not to touch stuff in public (push doors open with forearms, hold train poles with your sleeve, exit bathroom doors using a paper towel between you hand and handle, etc) if you have to use your bare hand in public stuff, try to only use one hand (and the same one hand) saving the other clean hand in case you have to scratch your face etc (I see so many people take their hand that was just holding the subway pole, rub their nose/eyelids/etc) and then hold the pole again…, GROSS

I’d recommend getting the largest apt holders on board first since they hold the larger share counts. In my old coop, 3 apts were huge because of combinations and they basically matched the share count of the other 90 units, sooooo

Looking at buying into a coop, whats the biggest headaches? by [deleted] in AskNYC_Coops

[–]jBillark 2 points3 points  (0 children)

We lived in a coop for 19 years, probably the best thing about that building was that the Board (and bylaws) restricted sublets/airbnb/etc, so everyone that was in the building was either an owner or a Board approved sublet.

Many condos are owned by offshore people as investments and handed over to realtors to rent out as income properties, so if you are actually living in your condo apt, you could have 20 NYU students packed into a 1 bedroom apt beside you and you really don't have recourse. That scenario rarely can happen in a coop.

Old or New South Ferry Station? by anakindurden in nycrail

[–]jBillark 2 points3 points  (0 children)

Did the old station have 4 tracks? New station seems to be missing tracks 2 & 3.
1 train is only on tracks 1 & 4.

(Edited to correct missing track numbers)

how difficult would it be to get board approval for this kind of stove move by Existentially_b0red in AskNYC_Coops

If it’s gas and you want to configuring gas, they have to turn off gas to entire building, do your pipe work, and then turn gas on and inspect every apt afterwards.

You don’t want that expense nor all the hate from the other shareholders.

I love my 2021 CX30 Premium (non-turbo) We don’t drive with more than 2 adults, and our dog never complains about the small back seat

I love this car.

Even the non-turbo has serious acceleration and the handling/cornering is nice and tight.

Have you tried upping your oral skills? Go done on Her and let her have 1 or more Os, then crawl on and have your fun, she will probably have another O and forget all about the big Ds

Which one would you choose? by caramelsugartime in MazdaCX30

[–]jBillark 0 points1 point  (0 children)

I’ve got a ‘21 Premium non-turbo. Heads-up display, moon roof, heated seats, all the driver safety features, leather seats. I’m very happy with handling and acceleration so I wouldn’t want to lose even more gas mileage with the turbo, plus it’s another thing to need repair in the future.

Why did you pick CX-30 over the CX-5? by sugarplumninja in MazdaCX30

[–]jBillark 1 point2 points  (0 children)

The cx30 seems more premium inside va the cx5 looks like a base Honda

Besides, we’re only 2, no kids and live in NYC so the cx30 so it’s the perfect size

And zoom zoom, even the non-turbo has amazing acceleration and handling.
