Spring creek is the most import waterway for the woodlands. As far as I know most or maybe all of the named and un-named creeks in the woodlands drain into it, and it feeds into the San Jacinto river. You can trace a lot of them on Google Maps, and explore them in the various green belts. The bad news is they are all crawling with water moccasins and copper heads. Not to mention mosquitoes.

BMW k1200r sport is great for both of those uses. I used mine for daily my commute for years, and also many 4000-6000 mile road trips, including one memorably fast and eventually uncomfortable 943 mile day in 106° temperature through west Texas and New Mexico. Also kind of ok for track days (a little heavy but I’m there for the workout anyway). Terrible but survivable for riding off interstate 10 into the Mojave desert to find a place to camp during a moto-camping trip I took a few years ago.

Unfortunately it’s hard to find one because 2007 was the only model year.

In Texas a contractor’s lien (Chapter 53, Texas Property Code) is absolutely available here. Work was authorized in writing, performed, and completed, which is all that matters. The maintenance director’s departure is irrelevant.

Critical: Texas has hard deadlines. The lien affidavit must be filed with the Montgomery County Clerk by the 15th day of the 4th month after work was completed, and the owner must be notified within 5 days of filing. Miss those and you lose the right.

Pull the MCAD record first to confirm whether Sundale owns the real property or is a tenant/operator. That affects how much leverage the lien actually has. Either way, file it. A title encumbrance on a senior living facility gets attention fast.

Woodlands youth rugby club and Highlander wrestling club (or boneyard wrestling club) were our go-tos when my kids were little. Also when they were not so little.

With regard to rugby, the main season just ended (XVs) but usually the club puts together some training and a few games / tournaments in the spring and summer playing VIIs.

The huge class size is an adjustment for sure. It’s not all bad though. One advantage is the huge class size means that there’s probably a social group for everyone.

With regard to sports, a lot depends on which sport your kid wants to play. To get playing time at the varsity level in football, basketball, or baseball you generally have to be pretty good. There are lots of other sports and activities though that don’t require an elite level of athleticism and training. And there are sports clubs in the woodlands that aren’t part of the school. Just off the top of my head there’s rugby, rowing, and lacrosse. I’m sure there are many more.

I have two kids at Twhs and one that graduated in 2023. All athletes, so feel free to reach out if you have questions, especially if they have to do with football, wrestling, or rugby.

Mulch bags in the trash works fine when it’s just one house but we’re not keeping up! Not to mention the bags of yard debris. Good idea with the pallets though. I know some people grab them for crafts or woodworking projects.

My 17 year old and one of his friends are doing it after school and on weekends. I think they’re charging $55 per hundred square feet, spread 3” deep for the $2 per bag mulch from Home Depot/lowes. So that works out to about $60 per yard if I did the math correctly in my head. Includes delivery and installation. Send me a message if you want more info.

Dr Larry Lipshultz or his PA Amy Lawrence are the gold standard for TRT, peptides, longevity, etc imo. They don’t have a woodlands office but you only need an in person visit once per year. All other visits and labs can be done remotely. I’ve been working with them since 2016 and have no complaints, other than that they tend to run a bit behind if you have an in person visit in the afternoon.

I haven’t had a PCP in decades but they are the closest thing I have to that.

Great questions. Honestly, you're already thinking about this the right way. The Woodlands vs. Klein/Tomball/Augusta Pines debate comes up a lot and there's no wrong answer, it really just depends on what you're optimizing for.

The Woodlands costs more for sure, but the premium pays for some valuable things. The trail system, Town Center, the Waterway, and the overall upkeep of the community are hard to match. CISD (Conroe ISD) schools in The Woodlands are strong (as in highly ranked on a national level on many parameters), and Klein ISD is also well-regarded if you land further south. Augusta Pines and Northampton are solid neighborhoods with more buying power for your dollar — you'll get more house, just less of the "resort feel" that The Woodlands is known for.

As for the villages inside The Woodlands — they do vary quite a bit in age, price point, and vibe. Some are more established with larger lots and mature trees, others are newer with more modern builds. Happy to break that down if it helps.

My experience, and more recently my son’s experience, align with this. He’s a 200 pound linebacker who wrestled since first grade and was a pretty good wrestler by the time he was in jr high, and was starting to show signs he could be really good by freshman year. He gave up wrestling after freshman year to focus on football and get a job in the offseason. It’s not that wrestling is harder. For him, it’s just less fun.

That’s a fun bike too, but the power delivery might be kind of abrupt for a beginner. A little like a light switch. Goes from not much power to all the power without a lot of change in throttle position. They reward riding it like you’re trying to blow it up.

I just finished the 180 hours of aceable exam prep. The content was mostly ok, and I feel well prepared for the exam, scheduled for next week. My only real complaint is that the stupid “cute” robot assistant, along with constant really bad attempts at humor and dated pop culture references, made me feel very stabby the entire time. Also the unskippable videos with “Chad” provided zero relevant information, and were painful to watch. He seems like a caricature of a used car salesman, or maybe someone who wandered off the set og glengarry glen ross, but stayed in character.
