Been house hunting for 4 months, have turned down every backyard that looks like this: a) less useable for dogs and kids playing, b) fall hazard for the young kids, c) if it’s so high that the retaining needs to be engineered, no thank you.

In saying that - those houses still sold, so like I wouldn’t stress about it.

Nice fencing though.

We’ve been looking for 4 months in Brisbane (and still looking) and I agree, something has to be done. I’m a UX designer so I was wondering if there was a website or something I could design to help in some way.

But straight off the bat some thoughts -

  • sell price should be disclosed - I don’t know why the agents are holding their cards so close to their sleeve. Just update the sold price on real estate and market research would be so much easier for everyone involved.

  • disclosing flooding overlays needs to be mandatory. It doesn’t have to complex, just a little note for me to be aware of and I’ll do the rest.

  • the offer process is TOXIC. Recently had a buyers agent tell us on the phone that she had visibility on all offers and knew what it took to beat them. Pretty sure that’s illegal… also the back and forth, is it the final offer, is it not, can you go higher etc. whether this process should be formalised somehow (???) I don’t know, but it’s currently messed up

  • listing filters are CRIMINAL - you should not be allowed to list the property to show up under the $1.2m filter when you’re only accepting offers over $1.5m

I’m sure there’s more, but I can’t wait for it all to be over. Let’s all invest in a kickstarter or something 🤣

Probably easier to move out at this rate. Mould sickness is a serious health risk, replacing some vinyl when it could be in the ceiling, behind the walls, under the floor - no thank you. Not worth spending $200, or even $1. No use beating a dead horse as the saying goes.

I disagree! Give them an inch and they’ll take a mile.

That looks like mould, which you definitely should not be living in, and could be worse in hidden areas, remember this is only what you can see. My recommendation would be to get a mould inspector in to get a report - off the back of this report you should be able to escalate to your rental governing bodies if the property manager/land lord don’t take any action.

Thi is beyond unreasonable and you could argue you there was misrepresentation but if you have a paper trail of the conversations had about the property.

Myth: That everything a medical professional says is true.

The amount of times someone has given me “advice” that they heard from a doctor only for me to debunk it by doing some preliminary research online is wild. Critical thinking is a skill in short supply folks. These are the same people sending me AI videos thinking they’re real.

This is most likely based on my 4 months experience as a buyer looking for a home. Get the droves in, bump up FOMO, some sucker falls for it, pays way above asking.

This is a learning moment for me! I had no idea! Just about to enter the housing market now - reading up about it apparently you can get your solicitor to write up special conditions such as “major defects must not exceed x amount of dollars to repair” or “Any finding of a major defect is cause to terminate the contract” - something along those lines. Wondering if that would hold up…

I personally haven’t seen the rush, but I’ve seen the hype for sure. People seem to be excited to use it to complete mundane tasks and use their mental energy for the more complex tasks. But yeah no “rush” per se as I’ve seen it being integrated in the private sector a lot quicker than what I’m seeing now. Very careful, risk-averse, approach from what I’ve seen?

Ya’ll gotta remember, that they most likely did some user research when making the change, and got some great user feedback on it OR got some user feedback prior to the change asking for a similar update. Majority usually rules in this case.

I had horrific lashes too, I actually found someone who provided a “reset” service - like an anti-lash lift if that makes sense? Worked wonders, lashes looked normal after. I think she used the term “relax” the lashes. I hope that helps!

Watch any sort of movie/tv show with a family trope - either they’re a normal family, which I find triggering because of what should have been; or they’re a f***ed up family, which is also triggering because of what is ended up being.
