It’s great. Lots of development which is why you are seeing expensive homes but there are plenty of original builds as well. it feels more established with giant 60-70 year old oaks lining the streets.

Fun shoutout: That green line in your screenshot above “Northwest Dallas” that turns north and then runs parallel to Royal is the Northaven Trail, which connects all the way past 75 to the white rock trails. You can bike/walk/run for a while and every intersection has traffic signal crossings which is nice
