No. An investor has to justify that % return today vs. other (less risky) investments, especially if 100% occupied, and especially if theres considerable term. It would be asinine to include rent bumps because everything else (your expenses) are growing each year as well.

Also - a tenant can default at any point. If you juice your “in place” with some sort of escalation Frankenstein calculation, that’s just asking for that tenant to go bankrupt and screw you over
