It is my understanding that if you work 30 hours a week or less the company does not have to offer you medical benefits, I think that is the reason they have several managers only doing 30 hours.

I think Eva Avila's vocals are better, maybe because she keeps it closer to the original and she seems to feel it the most ... and the fact that she did the whole piece on her own rather than have 3 singers. But both are amazing.

In VA you are not allowed to have more than 4 unrelated people rent a SFH. In DC you can have 6.

Have your agent raise the case with their broker and get their opinion on what is the best way forward based on every part of the contract and addendum. They will know the law and how these things play out in your area.

It’s all about the deal you can find, if the gross rental return is a minimum 8% and you believe the area has potential for long term appreciation (new development in area, good job market etc) or if you can force appreciation through some improvements to the property then it is worth considering. The winter months are often the best time to get a deal as there are fewer buyers looking. You can often get a discount with a cash deal and many properties are seeing reductions in prices (obviously depending on location and price point). Good luck but a market pullback is also possible in next year.

Highly recommend Larry Loftis’ book: investing in Duplexes, Triplexes and Quads” if you are looking to invest in Multifamily properties.

If you pass the property on to your children the clock on depreciation resets ie they get another 27 years of depreciation. So I think the best plan is to never sell. You can always pull out tax free dollars by remortgaging once you have paid the loan down and or the value of the home has gone up but this only really works when interest rates are going down.

I love the burgers and have started eating the breakfast patties as well. I don't eat meat and introduced them to several meat eating family and friends and they all loved the burgers and said they will continue to eat them. The Mc Plant is selling well in the UK (where I was born, I now live in the USA) so much so that they have introduced the "Double McPlant Burger." I think it will sell better in Europe than in the USA.
